Hi, I was wondering anyone brought a unit in Puchong Putra Prima for the latest Phase 6A/4E/2C/3E? The price might be on the high side but considering the landed price now in Klang valley area was skyrocket high, I personally feel it will be a good buy. Phase 3E will be in my list..

Industrial zink roof and sand brick.

Design is not bad and space utilization is good.

Developer is kinda responsible ... 7 years old house still repair defect ... but maybe just because still want to sell these EXPENSIVE house !

i stay in this Taman ... cheapest phase ... lolz rclxm9.gif

Hi Kevin, thanks for sharing. But I was aware that this new launch project was not GnG. Do you know whether developer will build any fence and guard house?

I don't think any of the phase is G&G to start with. Normally is after build if got demand then only will go into G&G. If you looking for space rather than design than you can try PP1/4. The biggest units are all there. Even the 3 story units are not as big

all have fence and guardhouse ... guard you will need to arrange on your own.
even my cheapo phase have guardhouse ready.

Alot of RA here ... we have a large RA conglomerate running ... police station also we moved into the taman already.
you can join reserve police if you like ...

Hi Sonerin, I am fine with 24x70 size house. I've seen the show unit in phase 6A and it's pretty good with the high ceiling concept.
With the price of RM948K, I hope the developer can build a proper main guard house.

Hi Joe. I like the 24x70 of 6A too especially the high ceiling concept and court yard for intermediate unit really does brighten the living hall. However, we are still indecisive and comparing with Putra Heights old house 20x75 size below RM680K. It's near to a chinese school somemore.

Still thinking whether I should go for PP or PHeights!

Hi Kevin, since you have been staying in PP for 7 years, how do you find PP area and its community?
Will there be any other amenities coming to this area cos so far there is no bank, petrol station, no school.

Chinese school called Sin Ming is just 10min away, Kebangsaan school there is 2 around.

There is about 5 petrol station around, unless you tell me you are not going out to work, you for sure pass by one on your way in or out. Attached Image

BANK you need to go town ... ATM, all the above petrol station has it.

Super market - Speedmart99, Mydin, Tesco, AeonBig & after Warf open, one more place to go.

Went and saw the show house, all the rooms are quite spacious. Compared to the parkhome 280, I'd take this anytime

No doubt Putra Height is one of the best township to live in with a proper township planning and accessibility.
Reason I choose PP phase 3E is because of low down payment as there is a special rebate plus early bird package given.
Subsales unit need to allocate more $$ for 10% down payment + MOT + SPA & Loan legal fee + massive renovation where easily can goes up to RM100K++
You have to make up your mind ASAP as the rebate will be ending very soon.

Hello Rainman, 2%+3% rebate was given and rm16k early bird which I think ends yesterday.
So in short, you will be paying around Rm31K++ for downpayment exclusive loan legal fee and MOT fee as this is an individual title.
Total upfront you need to prepare is +- Rm60k.
Better you check with the developer on early bird package.

Anyone know how far TPP from the nearest new LRT station? Also, there are lots of development around this area, D'Aman, Koi Prima and not to mention those new upcoming mall located at the lakeside. This area is booming..

Rm948k is for 2 storey unit with build up 2514 sqft. After rebate + early bird the price is around Rm885k. Phase 6A has the same design but rm80k cheaper because it was launched in end 2012.

Apart from the access road, I personal feel it's quite a nice place to live. New Koi Prima Condominium and D'aman are located in Taman Mas (2mins from Putra Prima) and new mall (similar like Setia Walk) The Wharf and M-Square (Hilton Hotel) are coming up too. In 2years time the whole place will be happening.

Initially I had the same sentiment as you but after some research, I would say that this place has the potential to turn from sleepy hollow to one of Puchong center of gravity. Tasik Prima has a lot of projects going on plus LRT will be coming to this area. You will find a lot of threads on these projects using the forum search function.

I personally placed a card on the township next door, Bukit Puchong, 2 years ago for investment. Let's just say the returns so far is not disappointing and looking at future prospects, I'll might even consider turning it into own-stay !

One of my friend bought a unit in Phase 6A. What I heard from SA is that mostly are for own stay.

I saw this project earlier on only issue to me, it is individual title and developer did not initiate DMC
even the developer build fencing and guard house later
some may opt not to pay and enjoy securities service
and end up, no one paying at all

how's current RA manage this?
most residents pays?

now a day people really have no ability to work thing out without using law ?

178 out of 208 house paid promptly, about 20 empty house and the rest are rented with changing tenant, lazy to hunt the owner down.

if you all want extra security, go and work thing out among yourself, that what a community do.

Yes .. when I purchase last 2 weeks not many units left...

Still wonder why Type D is smaller 9sqft then Type C1 and Type C1 is cheaper... as SA say Type D behind facing park more view more expensive.... huh.gif

16k rebate is the one launch 6 month ago.. latest launch the rebate is only 10k... there will be other launching in phase 3E as per SA with no rebate or higher price....

Joe, have you purchase yours?

16k rebate is the one launch 6 month ago.. latest launch the rebate is only 10k... there will be other launching in phase 3E as per SA with no rebate or higher price....

I personally feel Putra Prima is better than Puchong Prima. The other better choice than Puchong Prima is Taman Tasik Prima, Lavender Terrace, Taman Tekali or Taman Putra Impiana (Leasehold). All these area can be found in the wikimapia link below which gives a better picture of each location.

Check with the SA, there is mega fencing provided. I saw there are fencing beam in Phase 6A... rclxms.gif

a drive around the taman, can easily see that the taman is aging
lack of rejuvenation, the park is quite undermaintained not really can attract pple to use it for recreation

I think Phase 3E still have units available. If you are ready to move in by mid year 2016, you may consider. As for Phase 2C (Aquamarine), I believe it will be a good buy if you plan to stay for your own. Or you may decide after you seen the actual unit in October.

Yes.. Somebody bring out this issue during last week meeting. As wat my friends said nowadays developers only k how many they can sell and how profitable. Quality is become secondary. As long as the building can be stay then ok la.

Thx for the link , I have cross check base on the photo compare 6A and 3e .

For 3e side the cross beam have redesign means that phase 3e headroom now got 2m clearance .

Thanks CWKeat, you get the actual measurement at the site in 3E?
I understand the only way to redesign is by pushing the staircase slightly inward which means we will have probably a feet shorter for dry kitchen and landing space for 2nd bedroom.

This is an odd unit with bigger built up of 3000++sqft if not mistaken. Now I heard normal 2-storey link house in 3E is RM968K with some discount.

Hi joe, there is some hairline crack on the wall, the still bar outside the house got karat coz they never put powder coating. Anyhow plenitude respond quite ok.. Jus met the PIC yesterday and they promise will settle it for my unit.

Frankly speaking, nowadays is hard to get a landed property freehold wiv such price in Puchong area. Even though TPP is a bit deep inside but it's really a place nice for stay.

Hi Joe and all,
I just registered as forum member.
I stay quite close to TPP, just 4 km away. So, I am quite familiar with this area. Bought my unit 2 years ago after survey for quite sometime. I was actually interested to purchase a sub-sale in 8B but the property agent FFK me on the balloting day and I managed to get a unit in 6A during balloting. Decide to buy the house just in 10 minutes like buying vegetable.
Knowing that this area will be flooded after signed SPA, I have visited the site few times to observe the water in the retention pond after heavy rain.
No doubt, Plenitude has delivered as they promised: On time delivery, RA is formed, hatched mega fencing is built, guardhouse (showed the drawing & to be built after RA is approved). Materials they provide also quite quality. So far no crack on the walls (touch wood).
As nothing is perfect in this world, we got the headroom lesser than 2 meter, which is a non-compliance to Selangor Uniform Building By-Law 1986. I got 1.84 meter headroom at staircase. It is the human error of architect but was not properly corrected by Contractor, may be neglected or not aware??
After a checking in CAD drafting software, the queen size mattress still can be loaded thru the headroom. But I will be asking for impossible to load a king size mattress.
In short, I have to compromise to the reality as nothing is perfect. But I will definately ask for compensation if this error cannot be corrected.

In fact we are not living in the prefect world and we have to anticipate for all these defects when we get the keys.
However, glad to know that they kept their promises and there is not much of defects apart from the serious headroom clearance issue. I doubt they can rectify this problem unless they hack the whole beam on the top of staircase.
So, after this to commence your renovation works? icon_idea.gif

It depends on how fast the developer complete the rectification for all the defects before I can start renovation. Tomorrow I will perform a leak test for toilets. Hopefully the water proofing is fine. I will submit another 3 or 4 newly found defects. Then, developer can have another 30 days to complete it, so I estimate that the renovation can be started only in end of May or earlier of June. Earliest can move in during July.
For the headroom issue, I am open for developer to propose for solution and I hope that developer can come out with a win-win solution.

I think the steel bar mentioned is the decoration frame in front of the master bedroom. Mine is rusted as well.

Police station should have moved inward. They blocked the road using cone and obstructed the traffic..
As for landscape/road condition, MPSP and Plentitude need to work out together. One thing for sure that belong to Plentitude responsibility is the 7 acre park behind Phase 3E. It needs a major facelift..

Hi,
Developer hasn't complete my first round defect list but I have submitted my second round defect list. When the first round defect list is due in 30 days, I will check with them one by one and highlight those which not achieve the requirement.

The RA committee members have not conducted their first meeting. We are looking for the venue to conduct the meeting. The exact amount of security fee has not been worked out yet. It depends on how many guards we want to hire, divided by the fund collected from the residents.

My estimation as below:

Rate of a guard = RM 5.2 per hour
Number of guard = 2
Monthly expenses = 5.2 x 24 x 2 x 30 = RM 7488
Electricity + Water + other utility = RM 300
Total expenses = 7788
Assume 70 units pay, RM 7788 / 70 = RM 111.26

If we go for minimum 2 guards, then monthly fee is estimated at RM 115 (round up from RM 111).
If more than 80 units of residents pay, we can enjoy lower fee, which is less than RM 100.

The monthly security fee is subject to the total collection. So we hope majority will pay to distribute the burden more evenly.

As for the headroom issue, I have submitted my complaint letter. Please have a measurement check on your staircase. Beside 2 storey owners, I suppose 3 storey owners need to check their staircase headroom as well because from my calculation, the headroom needs to be at least 2.3 meter for the loading of king size mattress.

3 storey terrace has headroom more than 2 meter. 1st floor has more than 2.3 meter headroom and allows king size mattress to pass. However, 2nd floor has headroom slightly more than 2 meter. Most probably it only allows queen size mattress to pass.

Plenitude had reputation of bad quality after 3-4 years staying. Really lousy work done which cannot be seen immediately

Discussion with PM today was positive. We have come to the understanding that headroom at 2.3 meter is more practical. 2 meter is just meeting the minimum requirement but not practical for certain condition. Technically, 2.3 meter headroom can be achieved by removing a portion of store room above. However, he needs to discuss further with architect and engineer before submit the proposal to get the approval from board of directors. If Plenitude rectify this issue appropriately, they will definately gain their reputation and vice verse.

I don't have much info for 3E. Maybe you can check with cwkeat if he can sneak in again to measure the headroom size during these holidays. Once you have the measurement, please don't forget to add approximately 2 inches for finishing thickness of plaster and tile to get the final headroom size. Hope everything is fine for 3E.

Need to see their show house for interior design first on how the architect & ID arrange the space and rooms. The external is more or less similar to phase 8B. If you compare with 8B, it is not worth the money.
Please check with developer whether they provide any freebie such as solar water heater, autogate, outdoor water filter and water pump, which they offered for phase 6A.

Do be aware of potential problems:
1. Flood issue on the roads in this area
2. Morning sun light and earthern view might be blocked by X-2 residency
3. Poor workmanship (like phase 6A)
4. Traffic jam at traffic light along main access (Lingkaran Putra Prima & Jalan Puchong). You may need to use kampung road such as Jalan Jurutera and Jalan Kampung Lombong to escape from the traffic jam and toll.
5. Need to travel far to Bandar Puteri for meal if you seldom cook.
6. Smoke emitted by illegal burning activities surrounding this area.
7. Will become congested because surrounded by more and more condos under construction.
8. Aeroplane noise when it passing your airspace.
9. You can find more cons maybe when your site visit....

Pro:
1. Quiet area and isolated but not too far from town.
2. Aeon Big and Tesco Bandar Bukit Puchong are quite near.
3. Freehold land.
4. Elegant Design and spacious living room (architect from ong-ong.com??)
5. Lots of good deal from shops easily available in Puchong & USJ.
6. Taylor International School, coming soon Korean Private School in Cyberjaya, Chinese School (Sin Ming) are not far away.
7. Located between Bandar Sunway and Cyberjaya.
8. LRT station under construction in front of OTK, Puchong Prima.
9. Asian water sport at Tasik Prima. whistling.gif
10. Lots of coconut kiosks along the roads to reduce heaty. nod.gif
11. You can find more pros maybe when your site visit...

TPP is not too close to the congested city as a home, meanwhile not too far from city when you want to go for shopping.

2 years ago, phase 6A 2-storey house (24'x70') launched with price tag at RM800K ++. Now with a lesser width at 22', launching at more than RM 1 million. I doubt that the economy is good now.

I remember that I talked to a friend 3 years ago, we estimated that terrace house in Klang Valley will exceed RM 1 million but it will take some time to happen but now it happens faster than we expected.

The 1 million price tag actually allows foreigner to purchase. I foresee that the demand for landed property is there but local people is not afford to buy. Let see what will happen in next 2 years.

2years ago Phase 6A was RM800K++ and last year phase 3E was selling at RM948K (exclude rebate and discount).. no surprise to see Aquamarine at RM1mil mark. Landed property are getting super expensive now especially for FH land..
Anyway, I heard Penisular Puchong is going to launch project in Q4 2015 for 2&3 storey superlink house at price tag of RM900K for 22x85 but its a LH land.

Yes and that area must be gated. And most of the location in klang valley require above 2 mil, some area is categories in zone 3 min requirement is above 1 mil ya smile.gif

Amigo Vajos...Things are still the same in TPP..biggrin.gif
I don't think the spec gets any better for 3E apart from some minor fixing on the stair headroom clearance issue... façade indeed looked ordinary and wet kitchen is too cramp. Other than that, looks fine to me.
Go and visit those houses in 6A.. some houses are on renovation work..you can just walk in.

Dear all, I'm just have a site visit this morning . Progress at site now was fast and the quality not bad too.

For staircase issue 3e have change the beam design as I measure at site from FFL got around 2 to 2.1m.

Aiya nevermind lah, unless u have more then 3 cars then a bit troublesome on future where to park ur car .

But as I visit that day behind type D house that was have a huge place between back of house till boundary of the garden . Means that type D owner got extra place for them to park their vehicle and cloth drying.

I think they had solved the problem by moving the staircase 1 ft inward (the landing space infront the middle bedroom was reduced). Perhaps someone can provide greater details here?

Just went to showunit yesterday. Still hv plenty units to choose from. Bedrooms are spacious, fittings are average only eg plywood door, really cheapskate handrail. But all these can be changed with a small sum of money.

I am keen but worried about the flash flood. Will observe this week as heavy rain is expected during coming weekend.

I went to show unit in recent too. The space utilization is better than phase 3E and with better ID biggrin.gif . Pricing wise I think is reasonable as this was the price during last year launching for Phase 3E. Aquamarine more to classic design whereas Phase 3E is more to modern façade.

RM55 for maintenance fees? There is no free maintenance... once we get our keys, then they will start to do the mega fencing.

Roads leading to this development is bad. Long grass and lalang on left and right. I believe aquamarine will be a run down place. Talking to kopi tiam owners developer really tidak apa attitude and no face lift to main entrance and landscape to this area for more than 10 years

Hi Jo, Yes the G&G in 3E will be setup by own RA. All plan was in place and from what I heard construction works for the Guard House will be commenced in January. Thus far I've not experience any flash flood.. perhaps this was an old story or only affected at some other old phases. Initially launching price for 2-storey is RM948K (before discount) which was coming close to 3 years (in Jan 2013 launching).

On the other night when 6A was under construction, I saw it happened on Lingkara Putra Prima but 6A was survived.

Don't worry if you wish to buy 3E because its land is higher than adjacent phase and Jalan Putra Prima Tengah.

For 2C, as the land is lower than Jalan Putra Prima Utara, so I feel that the risk is higher.

From my observation, if there is any slope or hill close to the house and the drainage system is bad, the chance for flash flood to happen is high. A famous bad example is LDP near IOI mall which prone to flash flood.

So far I never heard that anyone's house in Putra Prima is flooded but the drainages were really blocked by trash and caused the water retained on the roads and play ground near Jalan PP 5/20+.

If you are driving a SUV or bigger car, don't worry about it.

If you think of the other way, lower land actually has advantage as compare to higher land such as Bandar Puteri Puchong. When the water supply disruption, high land will recover their water pressure at slower speed. It is truth because my friend stays in B. Puteri complained this.

If you don't mind subsale house, you may also survey Taman Meranti Jaya. It is freehold land and there are lots of good food at its opposite shoplots.

The temporary enterance to Aquamarine show units (in front of X2) is closed. The enterance for Aquamarine is actually located at another end, which needs to pass through additional 3 roundabouts via Jalan Putra Prima Tengah.

Did the developer provide you with 3 TNB cut-off fuses (come with with black plastic holder)?
The fuses need to be installed/plugged into the outdoor TNB cabinet (next to electricity meter) in order to get the power supply. Also, please check the main switch (probably located in storeroom near the staircase) to make sure it is switched on.

Please do not let the fuses unattended because it probably will be unplugged by other contractors and gone. It happened to some of us before.
If possible, secure your TNB cabinet with a stainless steel lock. Similar product can be purchased at MYDIY Hardware shop in Puchong Permai.

While checking defeat. They send a experience guy to check with me.
And he plug the fuse , but no power.So he just release TNB no yet switch on the main power for that area.

I found my next few house ,some worker was doing repair according defeat...they pull power socket from behind row of house that without TNB meter .

I go to Office asking , GM Mr.Wong.. keep ask me call my self to TNB for switch on the power. and Provide me the 15454. Friday i make a call, TNB help desk ask me call to another 1300/1800 .

But they ask me call to 15454 again... after some explain ..1300/1800 help me follow up...

But Sunday still same no power.

Call to Mr.Wong,ask him call to represent , he keep same only owner they will listen..developer no enuff power to call... after some discuss. Mr.Wong said will call... not sure he will call or not...
Wonder without TNB supply can give CF?

The Certificate of Completion and Compliance (“CCC”) system which came into force in all states within Peninsular Malaysia on 12 April 2007 effectively replaces the Certificate of Fitness for Occupation (“CFO”) previously issued by the local authorities under the Street, Drainage and Building Act 1974 (“SDBA”).

CCC is issued by Architect. Developer should have attached the photocopy of it together in the file when you took the keys. The electric power supply must be available when VP. In the S&P agreement, it states that the electricity and water supply must be in place in order to let the owner to VP the new house. Developer has the accountability to make sure the electric power supply is available, else they are not duly completing their duty to let you to VP your new house. Sounds like nobody wants to involve in this issue.
I am curious to know why TNB does not want to switch on the power supply.
I was told that my phase also had issue with TNB but they managed to settle before VP.
Hope this problem can be resolved soon.

Based on the account number, the latest bill issued on 04.03.2017 with the estimated bill because there are no fuse beside the meter. The amount need to pay is RM 313.85.

Apparently got stamp duty waive promo now, starts from CNY onwards.
I bought this house on 7th January which is just a week+ away from CNY. That's 20k+. Planning to appeal for that. If I know I would have hold off my purchase.

I feel Plenitude is not being responsible here. Already complain about the street lights that always went off after heavy downpour, not once but many times already. Is there any authority I can report to about this?

No street light = Instant darkness in the neighborhood. It doesn't help only a few occupants in this neighborhood currently.

You can always consider of getting Phase 3E completed unit. It has a nicer and modern facade compared to Phase 2C. Pricing wise may be slightly expensive as it has a bigger built up, but I believe at this period of time, you may negotiate with developer for the best offer. Cheers!

Who bought phase 2C? Any defects or having issues with the developer? I visited the showroom & also viewed the actual unit. Like the layout very much. Wanted to book the unit but after reading the bad reviews and comments I'm still considering.

Just book a unit of phase 2C a month ago, now pending for bank loan release and hopefully can get the keys within this month. laugh.gif

You booked intermediate unit? How much after rebate? The agent told me the owner will get the keys within 3 months after loan is approved, S&P signed & bank release money.

From what I heard they offered a free MOT for all unit. I believe that if you are really keen, you can always ask for a special discounted rate. I am not too sure of the actual price now, perhaps intermediate approx RM1mil.

We went to TM unifi to apply for relocation and was told there is no Unifi coverage at our area...

May I know how is the traffic in the morning going to work? Any1 have any experience on this? I notice they are more and more development inside. If going to cyber direction to work shd be OK But what abt those going other side of directions?

The price is about the price of bandar puteri puchong, maybe top up another 10% can staying there for better access of food, shops and traffic. Please share your view.

For food , you can travel to Meranti Boulevard which is not too far away. A lot of Chinese restaurants and mamak stalls there. Can't compare to Puteri on the traffic and location but you have a calmer environment in TPP though it may not last long in view of tonnes of development in nearby area.

Besides food, banks and all kind of shops. Children going for tuitions and schools. Road access. I feel is worth to pay 10% extra for the price of landed and staying at bandar puteri.

Location wise certainly B.Puteri is better. Albeit Putra Prima is more secluded, you still can get food within 2-3km distance.
You may visit during day and night time both places and choose whichever suits you better.

just sharing to people whom are considering booking a unit in phase 2c

bought a unit in phase 2c

collected the key 6 months ago. no major defects and they are responsive whenever reported. the materials they used comes with good quality, workmanship is great. no complain on that.

the LED street light were lit up brightly at night.

the only thing i wish plenitude would focus on is the entrance landscape. i do see gardeners once awhile but i guess there is a need to upgrade the landscape. to have a better first impression when people enters the area. too many leaves laying around.

for food, meranti jaya which is about 2-3km away has plenty of cafes. just hope in the future they will be more eatery opening in taman putra prima shops.

other than that it is all good, nice design, freehold, landed, though price slightly higher but you get what you paid for, the workmanship

Finally received my house keys, will start busy with renovation. Agree, the house quality is good, less defects compare to previous phases.

How is traffic during peak hours?
and i notice mobile phone coverage are weak and no unifi right?

Why not consider of Phase 3E unit? It is bigger with nice facade compare to Aquamarine. laugh.gif Price wise probably 20% higher but I am sure you can discuss with Plenitude directly.

Traffic during peak hours are slightly congested but not too bad. Probably got to wait for few more minutes longer. It is quite normal for everywhere to have such traffics during rush hours, so not a big fuss.

somehow i prefer aquamarine taman, i agree design wise 3E nicer, but i prefer aquamarine layout and the road is wider. don't feel so pack when coming out from the house. but 3E defect warranty only until december.

No doubt the setback for Phase 3E was the inner road width with 40 feet only; Aquamarine is wider at 50 feet.

a. planning to extend the aquamarine 2c kitchen towards the 3 feet vacant land at the back of the house.

b. anyone here can share what is the procedure to apply for the Majlis Perbandaran Sepang renovation permit and how much is the cost? Do I need to hire architect for updating the building plan?

c. Renovation contractor ask me to apply the permit myself and he said some of the owner dont even bother to apply.

Just got the 2c keys beginning of this month, house quality and workmanship is good. Defect rectification done within 2 weeks and now ready for renovation - kitchen extension.

Not sure about the availability of unifi yet but the house comes with built in unifi/maxis fiber cable.

nope, haven move in, still doing renovation smile.gif

so i cant share any experience on traffic wise

and yes my neighbour shared with me , saying unifi will only come to install when we have 30% moved in, into the neighborhood. many are still renovating right now

so i guess mid year 2018 should be available by then. currently my neighbour is using u mobile broadband while waiting for unifi tongue.gif

also, last weekend they just form the resident committee. gonna build a proper guard house soon smile.gif

You purchase in which phase? I trust different phases give different feedback.

For the price we paid, I agreed that their workmanship is marginally below expectation.

visit developer office and found out that there are still hv 15units of phase 2c @ 3 storey left with goods discount

spa price 1.248m,mostly facing north
9% discount, free all spa& loan legal, free MOT, free rm30,000 voucher for kitchen cabinet or furniture package, voucher ended 31 dec 2018

but i think the ground floor is not spacious enough and feel very compact

btw warranty period will be expired in few months time

Hi, the SPA price now is change in concurrent with the HOC discount 10%, so now SPA is only RM1.12mil and you may check your PM box as I message you some details about this Freehold 3 Storeys too.

And by the way, actually the roof not flat roof type, because i took the photo from downstairs, so it looks flat, actually with the atap with pieces type.

By the way, beside the HOC big promo of the 3 Storeys of the earlier phase balance unit.

There is also some balance units of 22x70 and 22x75 double storeys of this Freehold Landed that just completed on February 2020 too.

I am doubt will it be the higher chance of bulding landed property. Because, I heard Tasik Residence not selling well. It is 2300 sqft semiD concept. Will developer take risk to build high rise again there, piece of last land before the lake? hmm.gif

It building high rise again, Putra prima there deep inside already got both X2 Residency and Tasik Residence. Will traffic congested be a nightmare to residents there since it is only one road towards those residential area? Will government plan for another road develop for it to reduce the traffic congestion there?

new phase is coming in Taman Putra Prima near the 99 speedmart there, Freehold and Individual Title, I can say the best location for this Taman.

not so sure, but the outside looks like opposite Taman Putra Prima side, the side with some kampung - Kampung Seri Aman Hilir if not mistaken (Kediaman or Garisan), but the measurement didn't looks like Kediaman

Oh, last year I went site visit before. The project name Garisan something. You can google 280 park home. Just locate inside the taman only.
But this project only 1 row of house, and locate almost end of the taman. Beside it is like kampung house, and your opposite will be normal 2 storey terrace.
Design wise look nice, but too bad is leasehold and that time when i visit, no showhouse and asking price 1mil+ and leasehold. Let me know if you cant find it from google map.
