Hi

bank just approved my loan application for N-lot unit at Saujana Rawang latest phase Ardea,
it seem like landed house (terrace) price in Rawang area going up like 100k per year. so i decided to purchase a house in Rawang even-though both me n my wife working in KL and PJ.
any one booked a unit from this project? rolleyes.gif rolleyes.gif cant google anything about this project even in glomac official website.
SA told me that first 3 rows sold out and they will open remaining rows to public.

detailed of the project:
Double storey terrace with land area 22x65 (leasehold)
price starting from RM463,966
built up area: 2164 sf
4 bedrooms/ twin carparks

Seems a good buy,
May I know u buy for investment or for own stay?
IMO, not easy to flip property in Rawang. Need to wait for at least 5 years or more to flip.

Leasehold, more than rm450k and rawang somemore but expecting appreciation RM100k a year and that means will reach RM1million selling price 5 years from now. Wonderful. You must be genius.

still cheap compare to other new launching due to area is Rawang.
but don't think appreciation is 100k every year.

Can flip, it's depend on which project..Coral appreciation 70% within 2yrs from the initial price brows.gif

i think he is talking about last few years. The things is what happened before may not repeat in the following year.
100k appreciation or 20% increment per year is too optimistic. Should lower down the expectation. I would say the appreciation can easily bit the inflation rate if not more.

KChooz, got no discount, early bird price or any free gift. only free S&P fee same as most developers can offer. if i'm not mistaken, price increase by 10k for every rows. and this price 463,966 is bumi price only for few unit in first row..

yes, 100k per year too much but it only my estimation. it could be less than rm50k maybe. but dont take it seriously. cool2.gif

How much is the unit u bought? Now the price is above rm500k.
The builtup is very big for 22x65 foot print. I don't like the exposed cable. Others are acceptable. thumbup.gif

i bought it for RM556K from first phase. RM500k for intermediate unit? wow. Many units left for this project?
Basically i'm not very impress with the house design but what do. hard to find end lot unit with that price from other nearby projects.

Ya la dont take it seriously biggrin.gif . But if you bought it 3 years ago, 100k per year seems logic. I bought Amoda (22 x 75 ) corner unit for 350k. And now market price is 650k. Welcome to Saujana Rawang rclxms.gif

latest phase called Aquila double storey terrace with land area 22x65 and built up area 1800 sf. not sure about the price but flyer shown that min price from RM448800

Yes DCH, Desa Country Homes much better plus it freehold but price starting from RM628k if not mistaken. quite expensive for me

Desa country homes is freehold, land and built up is larger. I guess that's why the price difference.

Still cheaper than launching price. Launched from 460k cheapest last time.
