Eureka has pieces of land measuring about 1.2ha in Jalan Klang Lama valued at RM63.5mil.

The principal activity of Eureka, which is currently dormant, is property development.

Following the share subscription, UOA holds 59.99% stake in Eureka, Lau (10%), Mow (20%), Kok (10%) and Regenta (0.00002%).

UOA said the land was located approximately 1km from the federal highway and was near Mid Valley City and has a prominent frontage to Jalan Klang Lama.

The location of the land is also highly accessible.

“The land is ideal for condominium and commercial development.

“The proposed subscription allows the company to strategically expand its landbank in Kuala Lumpur that matches the fast turnaround strategy,” UOA said.

The company said the proposed subscription was expected to contribute positively to the future earnings of UOA following development of the land.

UOA said its management was optimistic about the prospects of the development of the land.

UOA is the developer of Bangsar South, a RM10bil gross development value integrated development on the former Kampung Kerinchi squatter colony.

Feel OKR is getting more expensive lately.... prices are skyrocketing...

Imagine just 1 year ago, I bought a unit with psf of RM 460 and felt I paid extra money as I wasn't the first batch purchasers...

Anyway.... where can I register myself for this project? Is it already too late???

55k discount and 5% rebate. Booking 10k and if cancel rm300.
Only 1 size for sale 953sf.

Design not fanciful typical UOA.

There are 5 lifts in main area and one service lift at the corner. They are generous with lifts. Block B has lower density 11 per floor and Blk A is 15 with same lifts.
But overall 600+ units in 2+acres is really high density.
is Blk A open for booking already?

Block A. Facing south or the facilities.

Block B - all units facing East or facilities sold out yesterday except for level28th which is not open for sale. About 20 units or so facing West remaining.

Today - certain floors (low - I think 11-16 and high floors level 30-37) of Block A open for sale. Priced increased versus yesterday. If interested to buy, should pay a visit to sales gallery. I think balance floors will be released later at perhaps increased price again.

There are still few west units in block B.

They have opened few floors block A. Small unit 780sf face south and pool start 700psf net.
For standard 953sf, vs blk B, they increased 20k for west. And another 50k increase for north city view. Still many units available.

Comparing Southbank with neighbouring project; 9 Seputeh .. whch is more ideal for own stay ? Will OKR be over supply ?
Saw on broucher, 9 Seputeh was a much well organised development, with concept etc. Will this Southbank is just a good buy for fancy existing of UOA buyers only ? hmm.gif
but i managed to book a unit for southbank on ysty rolleyes.gif

For block A 700+psf, still many units.
Those who are concerned on the sewerage treatment plant, can checkout the ongoing construction and pantai2stp.com.my. It will be completed before southbank.

Seeing is believing! Huge construction place. There is also an infor office for public. When completed it will have no more ponds, everything underground and on top are football field, tennis, park, lake etc. surprising Uoa didnt mention this.
Btw, you can cut across the river to pantai dalam from OKR near the seafood area.
Still..i think rm650 is on high side

totally different.. if i'm not mistaken tower B 11 unit per floor with 4 lift..tower A 15 unit per floor with 5 lift

In terms of lifts, UOA is generous for southbank. Blk B with 11units per floor has 5+1 lifts. Block A with 14 units per floor had also 5+1 lifts.
For sentul, it has 18 units per floor with 5+1 lifts. Sentul has only one L shape block.

Size of land similar around 2.5acre. Sentul lower density with 462 units and soutbank > 600units. Price roughly rm500+ psf SV vs rm650+psf SB. Both freehold with 1 carpark around 1000sf size.
UOA value OKR location vs Sentul at 30% gap.

Yes.. facing pool view always the best as nothing will block your balcony view for sure.

As for Car Park. Usually, Mostly, the highest floor will get the lowest floor car park.
You can ask around all the development. Even mine lower floor with higher car park

this called tak laku..
so currently middle part of old klang road have 6 project is coming.. between the entrance of puchong police station there tiara mutiara and parklane.. going to completed soon.. 4 years later.. once those project all complete.. can you image how terrible in old klang road.. more than 5000 unit outthere... so i think southbank and 9 seputeh still a good deal.. because is near to the exit..

And the traffic matter is kinda wellknown in whole klangvalley la. Everyone knows how bad is the traffic is OKR (other area like PJ, Cheras, KL also same). But still wont stop them from buyin the prop there.

Hopefully govt gonna have good plan on the traffic there with better public transportation..

Considered very good if you can get 2.4% this year since Bank very strict on loan.

There are alots Agent wil get themselves a unit and then release it to potential buyer with mark up price.
Its too common since its easy for them to find new buyers now or future.

i received an email from uoa saying the promotion for southbank need to be changed la... because moh doesn't allow. now have to korek more money for the 10% deposit or cancel the booking. sigh....

KUALA LUMPUR: Property developer UOA Development Bhd is looking to roll out two projects, one in Old Klang Road and the other in Sentul over the next few months.

UOA Development general manager Eugene Lee said the gross development value (GDV) of the two projects totals RM840 million and is expected to contribute to the company’s sales for financial year 2014 (FY14).

“We did some previews for our existing buyers and the response has been good, it should translate into sales starting next month,” said Lee after the company’s shareholders meetings yesterday.

As at December 2013, unbilled sales for the company stood at RM1.25 billion, according to Lee.

The Southbank project in Old Klang Road has a RM500 million GDV and will comprise the development of 647 residential units and six boutique office towers, while Sentul Point (phase 1) will consist of 462 units of residential and 15 units of shop offices.

Both the projects are expected to be completed by 2017.

The pricing for Sentul Point averages between RM500 and RM550 per sq ft (psf) with units ranging from 800 to 1,000 sq ft. The Southbank development will be priced slightly higher between RM650 and RM750 psf with units mostly at 900 sq ft, said Lee.

The units will cater to the growing demand of the medium-end market with its residential properties costing below RM1 million, he added.

Currently, 70% of its sales come from the residential segment with the remaining derived from commercial units, he said.

“UOA has a long history of developing commercial properties, but looking at the pipeline of residential projects that we have, the contribution will be higher in residential and will be more than 75%,” he added

He noted that UOA Development’s undeveloped landbank stood at 1,240 acres (501.81ha) within Greater Kuala Lumpur.

Meanwhile, UOA Development’s net profit fell 62% year-on-year to RM44.65 million in the first quarter ended March 31, 2014, from RM119.14 million a year ago. This came on the back of the absence of en bloc sales for the quarter under review.

Revenue was down to RM174.99 million compared with RM381.86 million previously.

In a filing with Bursa Malaysia yesterday, UOA Development said it recorded total new sales of RM335.5 million for the first quarter of 2014 with strong sales contribution from a new residential project — South View Serviced Apartments — and other ongoing projects such as Scenaria at North Kiara Hills and Kencana Square in Subang.

“For the remaining of 2014, we intend to launch approximately RM2 billion worth of development projects including Southbank in Old Klang Road, Sentul Point (Phase 1) in Sentul and a parcel of Jalan Ipoh land,” it said.

If your SPA is a Schedule H SPA under the Housing Development Act, there should be no changes to the said SPA.

Please scan your SPA and forward your complaint to the National Housebuyers Association (HBA) for advice at info@hba.org.my

Was signing the spa yesterday, was told the we might need to bare all GST cost, as the clause in the agreement is too general, did not say we need to bare only during contruction period, it could be more. So it is a risk we need to take. Any advice or comment??

SPA under the Housing Development Act CANNOT have any changes whatsoever without the prior approval of the Controller of Housing (ie. KPKT)

Your Price is already stated in SPA and schedule of payments

I believe u have a case to complaint. Try National House Buyers Association. info@hba.org.my

Should be. Did you read through the GST column in the spa. It says we will need to bear all costs in any situations. I requested this to be removed but uoa lawyer said this apply to every buyer and cant be removed. Haha... so. Lets see later. Fingers cross first

Totally agree. Mid cost basic apartment is good. Nowadays developers are so obsessed by "class" and "luxury"', so unnecessary. I only want it to be simple, secure, convenient and well planned, don't need all the funky designs or too fancy facilities, which most don't get to use much. I have no vested interest in any uoa projects, but I have the say they are one of the few that get the basic rite.

From what I was told. Ground floor and first floor cannot buy. Reserved for visitors and commercial. 2nd to 4th are additional car park. Residence starts 5th onwards. I got a friend buy lower floor due to low price but got 10th floor for car park.

Yes it is under commercial. Nornally later the residence and JMB will appeal for residential rates. wink.gif I am still optimistic of this property.

Ok one.. I work at Dua Sentral every morning turn up 7 floors...important is u highlight to uoa.. The turning make big enough for easy turn..

what feizai said is true. so long the ramp has large turn radius should be alright.

Yup. Lets hope they do! The car park layout and design already out. Anyone seen it? The agt showed to me once.

But I like southview residence by uoa, car park level is 8th. But 4 up and 4 down. It is better.

I chked the parking layout.. Seem like each parking floor is not same level.. Is like, one side same level to lift, another side need walk short stair to reach lift..

Yes.. each floor is separated to two levels. For example, 8 and 8a, 8 is same level as lift, 8a is higher side. Thus, need to walk down. I think the parking layout is like the gardens?

for B - 37 - 10 facing the west side. cost RM710k after discount 7% (RM49k)

it will cost RM661k which is abt 693psf


how come the price isnt anywhere near 630psf as posted =((((

honestly for condo right in the middle of wongness area such as bangsar south, leasehold or freehold makes little impact.

ppl buy bcos of connectivity, close to city centre and because it already established, one doesnt need to wait donkey years to get notice or biz to pick up.

Unlike some condos outside activity area, such as semenyih and kajang to some cases (just saying) where commercially it has few more years to get notice, maybe freehold is required.

Should be block B facing pool and Avantas condo, should be East direction rite?
He might change his mind to other units. Nways, whats the best view actually?
West definitely nono and its facing sewage pond too.. =.=//
Myself prefer MV or 9seputeh view, rather than seeing the Avantas...
but if 9Seputeh too near to Southbank, then probably avantas view/Pool view wil be the best.

the area is unique... no new mrt/lrt, shopping mall etc but many new apartments. I think OKR n NPE jam will be very bad when all dis condos VP esp when parklane oug gets filled up. I still think the gov't shld build a walkway from parklane to the nearest LRT station to reduce the number of cars on the road.

I went kepo 9 seputeh during 1st phase launch, ask Sales manager direct if this monorail how sure. he says cannot commit, but there are discussions around it.

so, at this point, I'd suggest if one wants to invest thereabouts, discount this and if it happens, it will be a bonus...

I still dislike OKR very much. Surroundings is reli bad. A lot of factories, low cost housing etc. D sands very close to KTM. Don't look down on the KTM as Midvalley will be connected via KL Eco City in 2-3 yrs.

ive counted before. not so bad. excluding the infamous oug parklane, OKR only has 10-12 new projects now. Do note thar OKR is not small so its a long stretch la.

I was a little tempted on 9seputeh initially, just a little bit... until I asked the Sales person, who might be the anchor tenant for retail - his answer "maybe Giant or Econsave".

I turned off straight dy - pay so much to get Econsave? and entrance to car park uses the same road as that for public going to retail...

I don't know the progress of sales. The last i went to bangsar south gallery. None of the sales person approach me. All of them busy with their own task even i am the only walk in person in the gallery at that time. sweat.gif

These UOA sales people at Bangsar South very lansi one. I went there last year they also ignored me. I ended up with zero info on Southbaank and Southview too. They are the second most lansi property sales people I encountered. The most lansi being Paramount's Utropolis sales people.

These guys need to know they can never clear leftover units if they continue to act like tht. I dont like UOA cos their products like Southview are super high density n look like medium end condos rather than mid high end condos.

The reason why they never entertain u might because prices will increase soon. So in order to get more $$ they try to hold u back a bit.

Good question. The SPA price will be after discount price for some project, which mean buyer will need to pay 5% to 10% for downpayment. This is why UOA is still selling.

Not so much bout paying the down payment imo. It's about creating a fake gross selling price. The SPA price is all that matters, no?

They inflate the gross selling price, offer some "discounts", and voila - let the buyers think there is a "bargain". Not nice.

Agree that, but project with zero downpayment will let those first house buyer or more potential property buyer more easy to entry. Not many people can fork out the 10% downpayment. No?

And technically speaking, if in this case UOA reflects the net selling price (after the various stages of "fake" discounts) in the SPA, then wouldn't that still mean the buyer needs to pay a 10% down payment as the max 90% loan is on the net selling price?

Depend on project. Some of the project have zero down payment package, some project need 10% dp as the SPA is after discounted price. That's why i said not all can afford to pay the 10% dp upfront, be it investment or ownstay.

Ya, but for those fresh couple that just start building their family (They are gunuine buyer for own stay), It's still not easy to fork out Rm40-60k for downpayment without help of FAMA help. So they need to find those low downpayment project to start build their family.

Easy entry is highly abused few years ago when peaple can get loan easily with no 70% LTV cap + zero entry cost + zero downpayment. Those flipper that time easily hold 2 or 3 under construction project on hand at any time which lead to the horrible vicious cycle.

But now with the cooling measurement from BNM, it's under control a bit already.

dsands is next to KTM, however southbank is from UOA, definitely more reputable and quality wise is better... after completion, security and also management will be more efficient, as i work in UOA building =/

nearer to exiting for KL direction and Federal Highway as well.

but UOA product is always the same old same old.
practical and conventional. and basic.

something akin to a Toyota?

That might be the perception, but the price psf is definitely cheaper in the sense after outright discount. If developer would like to mark-up and give discount, they might not need to give outright discount up front which complicates the selling process and just give normal discount to offset the 1st 7% or 10% DP. In turn, customer has to fork-out full 10% DP which may affect the sales. But the units are selling at very reasonable price, hence, developer doesn't mind to do this way.

the gross sp is fake, so are the discounts. cos in practical and real terms, it means nothing at all... just give u shiok feeling like u get high discount - itu saja

We won't argue that, but the original SP is being determined earlier & being publicised..hence, the discount given is still meant to be a decent discount

Imagine buying a luxury designer handbag with 30% discount from flagship store, and you are in fact paying the price at 70% in total, will you saying the 30% discount is fake and the SP is fake since they can sell it at 70% of the original price? And most importantly they are selling it for PROFIT..

By comparing the surrounding projects, averagely 750-850psf onwards (Pearl Suria; 9 Seputeh - furnished but leasehold & 2nd layer from main road; Verve -1k psf onwards; Scott Garden; KL Eco City -1k psf onwards; KL Gateway; and many more to list)

This project is just located within 200 meters to the proposed link to NPE and 500 meters to proposed monorail station..with all the accessibility and amenities with a stone throw away..selling at 670psf onwards (after discount)

Then pls tell me your judgement on the discount is whether genuine or I rather ask whether the price is reasonable..

I agree 9 Seputeh is more expensive. KL Ecocity is in better location, so is KL Gateway, so naturally they are more expensive. Many also felt KL Ecocity is very expensive which I also felt the same. What you mentioned on other projects I agree. You are not wrong.

IF comparing the surrounding projects and offerings, this project offers reasonable pricing (b4 disc, its average price psf is similar to the projects surrounding; after disc, its average price psf is cheaper than other offerings).

Financial institutions will base on the surrounding transactions to judge or indicate the current market value for the subject property and of coz the valuers will also take into consideration of other factors either negative or positive (negative: facing T junction, slope, monsoon drain, power substation, etc ; positive: renovation, car park units, facing field, amenities, MRT/LRT line, etc), where positive factors will add value to it whereas negative will have the other way round of result.

The market value is important coz financial institutions do not want to grant 1 with loan approval where the market value is not at par and that is why often we can see the statement written in the offer letter - "whichever is lower" where it refers to the margin of financing given is against either S&P price or the market value based on the "whichever is lower" basis.

For under-construction projects, where market value or the formal valuation report is not applicable but financial institutions are still obliged to judge or indicate the offering price from the said developer is fair and again, panel valuers will be appointed by the financial institutions to advise and indicate the offerings based on the factors mentioned above and also depends on the specs given too. In order for the financial institutions to be the developer's panel End Financier, these are the standard and compulsory procedure to be done in order to protect their interest as well as their customer's interest.

And also to answer your question : "I wanna ask what do financial institutions base on when offering loans?"
There are so many factors to be taken into consideration by the financial institutions. In terms of project wise or pricing, as long as they are the panel EF for the said project, which is deemed to conclude that these FIs have no issues on the pricing and other concerns on this project. From the applicant / borrower / customer wise, FIs will have to base on their financial credit background, debt service ratio (DSR) - existing commitment against their current nett income, repayment habit, character, etc. In short, based on 5Cs (Collateral, Character, Capacity, Condition & Capital).

Not sure whether answering your question corerctly or understand your question well enough, but anyway, just to share my 2 cents..

my banker told me OKR is now one of the fastest increase in property prices...so is good to invest in one smile.gif...but there is so many projects in OKR i suggest you do your research one by one and don't rush into it...i don't think SouthBank is BBB but i recommend because of the developer name.

No problem, tat was nice. Anyway the price for this stretch of OKR at 700++psf is still acceptable to me as i came in quite late already, and when i compare nearby new project like nova pantai, estimated RM 800 psf, Verve Suites, KL south around 1000++ psf and 9 Seputeh, RM 900++ leasehold i think this would still be a better choice. Jus two months back when i bought this one the sa told me its 30k per lot and now its 40k. I would say wow..

Yaya, the carpark will only be open for sale when its completed. Those bigger units owner will be have a slight advantage in buying additional carpark than those smaller units owner. Lrm8888, u must be uoa vvip in order to buy the additional carpark at much earlier.

But at the end you still need to fork out total 10% also. And previous buyer have more unit to choose, now not much unit and left larger size 9xxsf unit to choose only. All small unit all sold out.

I wouldn't say no room of appreciation. But it will be rather slow and dull.

Verve suite building has been an eye sore for almost 10 years of my life. Setting a benchmark of 1.2k per sq ft at that area!?

Go do yr research on past property transactions in old klang road and also the rental yield. See it from a bigger picture.

You are analysing based on its surrounding which u think Scott garden filled with gro and escorts and the big ass level 6 prostitution pearl point a good mall to you. I don't know what are you actually analysing. Be realistic. Don't compare UOA and Verve projects to KL Eco City.

Look at the supply of condos above Scott Garden itself! If you say Scott garden is such a good mall, the demand will be ridiculously high there but it doesn't seem like it. To add on to that, with all the future incoming supply of condos along Old Klang Road stretch, I can never ever imagine how bad would the traffic be. It is so bloody jam now already.

Old Klang Road has always been a red light district stretch. From gambling to prostitution. Who will be your future tenant? Proper family/blue collars? Or thai gros? Lack of public transport plus the massive traffic.
