Thanks for the info, i was offered term loan and a top up full flexi loan. I think it's good to have full flexi option for long term and like you said, deposit it like saving account, since withdrawal doesn't cost. Semi-flexi charging RM50 per withdrawal and i think that's hurt  sad.gif
*
but if u have no intention to withdraw, no need to use full flexi. Save on the Maintenance Charges.

Only use full flexi if u intend to use it like Savings Account as above or need to withdraw occasionally for lumpy items

Hi Guys,

Just to share, I signed the SPA over the weekend and want to share the following:

1) SPA is under Schedule H of Housing Development Act

2) However completion date is 42-mths from SPA and not 36-mths. Lawyer claims that the Developer has obtained special permission from KPKT

3) Car Park – Stated in the SPA (depending on Single / Tandem) but location is not specified

4) There will be separate Letter to state the Freebies, accessories, etc

5) Note, free Legal Fees is for SPA and Loan Agreement only. When Title is ready, there will be Legal Fees to register the Charge. This is not covered and Biuers will need to pay. Asked Lawyer, how much, they said, there is a scale, can’t remember off hand

6) Single Car Park not available yet – can register first. Tandem car park also sale, RM70K

Thanks.
*
Scott Garden I was told is around RM1,800

http://www.propertyguru.com.my/property-li...7BHmSDrOojw_wcB

Hopefully, in 3.5 yrs to 4-yrs after renovations, defect liability, rentals can be in excess of RM2.5K

You're buying for your Son also, good Mummy. Me too, buying for Children but in my case, must hold for at least 20-yrs

Thinking of getting extra single Car Park. Tamdem too expensive, can buy another car already at RM70K

Yeah, RM20K and even RM25K, can consider

But RM35K and in one lump sum, a bit too hard to swallow

After look at the all the sizes, the units is really small. Most of the units not even 1,000 sq ft??

Im the buyer of 288 the developer recent completed project. As 288 is his second project as developer, it really need lot of thing to learn to be a good developer.
*
Smaller units cost less on a total basis.

1,000 sq ft even after freebies will be about > RM700K

But i would have prefered a larger unit myself, if there was 1,200 sq ft, I would also take but what to do, 909 is their biggest

Standard seiz of a car park lot ~ 8x18 ~144 . 35k/144 ~rm243psf is ok , n can rental atleast rm200/mth , ROI above 6.8% is good also , later on the car rental can increase higher the house rental respectively , good investment , some developer dont sale carpark bcos they can made money .
*
i know yield is quite good if can rent out but don't have RM35K idle cash lying around.

Hmm,. worth to take P-Loan to buy?

It will most likely be rented out especially those who only have 1 car park but husband n wife owns 1 car each. N I doubt u wud wan to park ur car outside as it is quite impossible to fit hundreds of cars wen pearl suria is done too.

The only thing now is at rm200/mth max rm250/mth for a carpark, u wil nd 15yrs to take bck the 35k. So now the question is if tis 10 or 15yrs worth investing?
*
if u have surplus cash, the answer is YES cos yield is double that of FD rates

If I'm not mistaken it's 909 sqf unit ryte (no.6). When I went to the show room 2 weeks back that unit wasn't available.

And thanx cfa28 for the info regarding the payments.
*
level 6 is actually Ground Floor, will be a bit noisy with ppl walking in and out the common area / facilities

Cfa28 when do we need to pay the MOT?

Anyone here opt not to take the MRTA?
*
MRTA is Optional. You can always Opt to buy Life Insurance instead.

MOT Payment, I was told not so so son but under the new Strata Titles Act which I think takes effect this year, Strata Title MUST be given by Vacant Possession.

For this Project, Lawyer said no so soon.

See u guys at FB Later.

Hi cfa28, the stamping fee for SPA and Loan Agreement will be absorbed by developer right? The legal fee to register the Charge you were saying is MOT (Memorandum of transfer)? When will be the buyer signing/paying MOT?

cheers!
*
MOT to be paid when titles are ready for issuance. Under new starta titles act, titles must be issued by VP.

SO must pay latest I. VP
