 Property near sewage plant: yes or no?

hi all,

am looking at a new development in shah alam. however, agent has informed me that there is a sewage plant just 30ft from the unit i am looking at.

can someone please advise me if this is alright? will i smell it or will it be hazardous to my health in any way?

I've stayed at a similar area for 10 year plus and im still alive and kicking, dun know if there's any long term effect but only time will tell.
As for the smell, I dont really notice any weird smell during my tenure there or perhaps im not to fuzzy bout it ...

Best if you can go there and see (in this case... smell) for yourself. And don't be shy to ask the neighborhood!

30 ft = 10 m buffer , complied to iwk requirement. But normally such prop and those next to TNB substation will sell at cheaper price by developer. Most of the time will allocate as bumi unit.

thanks, guys...i have been to the site but it is still under construction so i can't really see or smell anything. i'm just worried that i might have health problems in future cos i also read somewhere that the plant will release some acidic that is unhealthy for the living.

If you're property is at downwind from that plant, it will be damn smelly....

there is, of course, but the price difference is about 50k. that's quite a lot when i can use this money to do the reno. I think it's called Pristana Group

50k difference then you have to compare the distance differece, location, land size and the build up size. how's the house design? really neccessary to do reno?

Not sure about the latest sewerage technology. Some I pass by still stinks. Maybe a litmus test is in order before a decision can be made....difficult to judge hypothetically. Btw, a property price is always influenced by perception. Just ask yourself honestly, will you buy a premium property residing beside a sewage plant?

Nope! its semi mechanical type. Meaning sure got exposed oxidation pond. Normally 500 to 700PE. The smell will be awful during raining and if something wrong with the mechanical equipment. Buy if for renting purpose. For own stay, Better STAY AWAY!

better don't buy. not near a sewage plant. oxidation pond that near is no problem but a sewage plant is a no no!

now i really can't recall what the agent was saying. not sure if it's an oxidation pond or sewage plant cos my command of the chinese language is not that fantastic and his command of the english language sucks.

i do recall that there's an apartment just right there though...just behind the wall that separates us. that means they are right next to it....hmm...confused.

most likely it will be a mechanical plant. oxidation ponds are old tech. i have been to the inside of a wastewater treatment plant in the course of my studies and it doesn't stinks. in fact i could still remember the solids that first appears out at the initial intake of the plant.. ewww I know sweat.gif

i still remember standing right on the aeration tank where it bubbles up and wonders if the water vapor actually hits me... laugh.gif

the only time i will stinks is when some irresponsible factories disposed off chemical effluents into the sewerage systems.

thanks...although i think i will recce around and ask the residents in that area before i decide. would be a good plan to know my soon-to-be neighbours too. smile.gif

its base on whether the plant is covered or uncover. if covered should be no problem, but however, the bank will consider this as negative factor to the loan as it might reject the loan (base on bank) due to too near to the plant. better check with the bank u wish b4 purchase.

but for my own i prefer it located at least 100m away from my house, as i dont like dirty or smelly stuff... own personal hygiene too strong.. tongue.gif

Eventhough u ask any of the MSTP specialist nowaday, they also cant guarantee you is odour proof, they will blah blah blah IF the treatment is functioning well

I used to stay near one many years ago. Sometimes can smell sometimes cannot. Maybe due to wind direction. I sold it off and moved to another area.
