Hi bro & sis,

Can anyone suggest a good G&G housing area to stay in Klang Valley? If possible is better come with Club house facilities.

I am planning to buy a Double Storey Link 24x75 corner or a Semi-D.

I know there are a lot in Kota Damansara / Tropicana area but I don't know the taman name(s).

As far as I know the below:

1) Desa Parkcity
2) YTL Lakeedge Puchong
3) Alam Impian
4) Kinrara BK8A Qaseh 3
5) Kinrara Residence
6)

Ambang Botanic 2...Highly secure area with strict security..come with luxury clubhouse. My friend got one 24x75 unit with wide space infront and river view with landscaping looking for sale. If you interested may PM me rclxms.gif

Any GNG will be good already, is just matter in a year, how many LED TV being stolen only. But is guaranteed every year your house gets break ins.

7 years in a gng i never had this issue. Maybe you need to find a new neighborhood.

There r many gng nowadays with right budget. Jus make up ur mind where u wanna stay n stick with ur budget n zoom in to get one. Ur preferred location is too wide n broad.

100% sure on this even very expensive gng house area. Most probably the the neighbourhoob will just quietly report police and keep this news to themself and their close friend and relative. Dont think they will broadcast it on internet cause this is impact their property value.

In Seremban2 Sri Cacosa, residents are paying rm400-500 a month, break ins still happen but is all covered up. The residents there all know on this. Just only have 1 only dare to make it big till come out in newspaper. Then this fellow got warned and shall keep his mouth shut.

G&G must have good RA (Resident's Association) which have been registered with the local council. Self start-up sure to fail. Since I have started 2 RAs in my properties and have them fully registered, the guards are hired by our RA and vetted before we sign the agreement. The selection of guards are important and if the companies cannot deliver, we terminate them.
The RAs need to be working and not by name only so that they will pay the guards on time and check on the performance of the guards from time to time. My area in Puchong have not had a break in since we moved in 5 years ago and we have built higher retaining walls and added the height of our fences to prevent isolated cases. We are also fully surveillanced by cctv with night vision and remote cameras with movement detection all paid by the RA and contribution by local council (10K).

The problem is when you have a G&G occupied by rich fatcats,, they are lazy to pay unless you shame them like restricting access or putting up their names on public notice boards, the RA will end up hiring sub standard guards which do the home breaking themselves. All residents need to cooperate by paying the monthly fees and I know some places which are supposedly high end, the cheapskate dato's do not pay but talk big. Hence the houses get targeted by burglars that work in tandem with the guards.


If TS is willing, I recommend properties by YTL which have excellent guard facilities but an RA needs to be elected once YTL's contract has lapsed.

Setia Eco Park & Saujana O-Lot (post-Eco World acquisition) also pretty impressive. They actually take picture of all visitors who enter the compound. All round electric fence is another plus point.

I just went to my friend's house at Valencia. Woah... Super nice man. Got a nine-hole golf for their residents. Nice landscape and also environment. Problem is the traffic. I ask him whats the price right now and he said his father told him between 1.8 to 2m. IF I have this kind of budget, confirm put Valencia as my top choice.

Dale corner lot comes with different sizes and shapes of the land.
Need to see which configuration suits your desire and realize your dream of owning one... Haha...
Just a personal opinion of mine that clubhouse in residential area might be quite crowded with lots of kids and quite annoying sometime for those wild kids which runs around and shout like no body business... blush.gif

with 1.8m budget, shd look for landed freehold, G&G, near to city centre less than 20km..
not really have new property already...probably need to buy subsale..

if must be within 20 km, then Jade Hill won't qualify.

Perhaps extend to say 25 km, then JH willl qualify, most livable place in Kajang

I think it's definitely worth the money for the unit facing lake view as i drove into the camp and the camp apartment is at higher ground whereby the reed is at lower ground and it's only separated by a grid type fencing which is about 2m high. The view is really unpleasant considering you are staying in such an exquisite luxury property!

i just found out.. near the Leaf.. there have an empty.. gonna build 35 units terrace.. by Farak Park.. smaller size 20X60 what a crazy price touch 1m told by the agent~! any more interested?

Just an update on Perdana Residence 2 in Selayang. After about 2.5 years since VP, I am quite surprised that occupancy is very high at 95%. The place has basically settled down with the individual units' renovation getting lesser and lesser. TM Unifi and Maxis Unifi are available now for subscription. Emerald Avenue( a mixed development with SOHO and commercial/retail) just outside of this residence is almost ready for business. Hopefully will attract some nice F&B's for the convenience of the residents. Compared to the occupancy of some of the condos, I still think that gated and guarded landed cannot go wrong going forward.

I do pass by sometimes at night .... looks deserted with street lights but most of the units are still dark.
