G&G must have good RA (Resident's Association) which have been registered with the local council. Self start-up sure to fail. Since I have started 2 RAs in my properties and have them fully registered, the guards are hired by our RA and vetted before we sign the agreement. The selection of guards are important and if the companies cannot deliver, we terminate them.
The RAs need to be working and not by name only so that they will pay the guards on time and check on the performance of the guards from time to time. My area in Puchong have not had a break in since we moved in 5 years ago and we have built higher retaining walls and added the height of our fences to prevent isolated cases. We are also fully surveillanced by cctv with night vision and remote cameras with movement detection all paid by the RA and contribution by local council (10K).
The problem is when you have a G&G occupied by rich fatcats,, they are lazy to pay unless you shame them like restricting access or putting up their names on public notice boards, the RA will end up hiring sub standard guards which do the home breaking themselves. All residents need to cooperate by paying the monthly fees and I know some places which are supposedly high end, the cheapskate dato's do not pay but talk big. Hence the houses get targeted by burglars that work in tandem with the guards.
If TS is willing, I recommend properties by YTL which have excellent guard facilities but an RA needs to be elected once YTL's contract has lapsed.
