I am a newbie to this forum as well as property investment. icon_question.gif

I want to get your guys opinion about this one property that I feel has a lot of potential, location-wise speaking. It's a Goodyear Court in Subang Jaya. In the future, LRT will be built somewhere in Goodyear Court 2 & 3, so I'm pretty sure later rental will come easy. However, it's an apartment that looks like a flat. My concern is that, people are not willing to rent a flat, compared to apartment/condo. But the price is RM200K, something that I can afford. The surrounding is also very good, near to the mall, school, police station.

are u sure u still able to source for an unit of rm200k for GYC? For what i knw now the price easily at least rm300k..

Selling my court 3 unit. Corner unit top floor with kitchen cabinets and built in wardrobe in all rooms plus 2 pcs airconds. Unit facing tennis court

My good tenant has been there for a very long time. Can move out if u want

I saw one deal for less than RM200K for GYC3, but unfurnished. GYC3 is better than GYC2, looking at the facilities.

GYC is indeed a good location but appreciate potential I believe is not much. The prices of these areas have already increased substantially due to the LRT factor already priced in long ago.

Not to mention the place isn't that impressive....high volume and lots of foreigners. Though I have a friend renting there, says management is quite strict which is a good thing I guess.

I think the rental there is a mere RM1k or less?

Who wants to rent an apartment compared to the spacious landed properties there?

And besides, there will be alot of upcoming project in the area. So competition is there..

Better buy landed property.

But for Rm200k, are you sure can get one there? Auction unit?? brows.gif

There will be market for rental of Goodyear Court apartments as they are cheaper than landed properties. The GYC apts are available for as low as RM700 or RM800 but rental for landed is at least RM1200.

i tink u better approach it carefully... less than 200k is too low imho... also no elevator rite? wat floor?

Rental demand for GYC confirm high. Cheap and low cost, mostly foreigners and browns will love the place. Per unit roughly 1.2k or so for fully furnished depending on which court.

Court 1 got a new set of paint if im not mistaken. And if im not wrong again, GYC from 7 or 9 onwards have swimming pool and elevators, thus slightly expensive.

Your future competitors will be YouOne, Empire remix (1000 units lol?), Damen, and Regina..

True but rental needed to breakeven for the newer units going to be much much higher and not affordable. Courts will go up a bit to follow suit
