For me:

Bluechip REIT: UOAREIT, AXREIT, IGBREIT, CMMT,

second rank REIT: QUILL, PAVREIT, SUNREIT, HEKTAR

No need see REIT: the rest of the REIT not listed.

all ranking is arbitrary. No indepth analysis is done, just based on simple calculation and common sense.

so I disagree with one REIT above.
*
sunreit may get slightlt above second rank if they exclude hotel.. usually developer release their property for instant cash by converting into reit..

It is not that bad as mentioned my post above.

But still prefer go to big cap reit, size and diversication does matter in reit.
*
What is the reit you advise to go for? I'm holding sunreit and igbreit only. Hard to find value nowadays, just accumulate cash only yawn.gif

I have others. Just I can't find value in other stocks too. Looking for long term 1. Started investment in bull market not a good thing for long term investment right?

Current net yield about 5.6%

Retail has better potential for rental reversion. Though recent rental reversion upsides were capped by increase in expenses. But then again, which REITs are spared from higher expenses?
*
Alright. I go support your CMMT biggrin.gif

MidValley and Gardens should remain strong, go see the traffic (human and cars) and you'll know. Coming developments across the river will make the area even more traffic.

U see, the malls u mentioned are mostly Klang Valley. CMMT has malls outside Klang Valley too, Sg Wang is only a small % of its overall portfolio. And once MRT construction is over, I foresee sudden uptick in numbers, it being in Golden Triangle.
*
but but but.... i really dont like sg wang tongue.gif

Me too

Back in the 90s, it's lalabeng and lalamui paradise sweat.gif

Now...it's still the same laugh.gif

although it is located in golden triangle, but people are getting lesser throughout the years. especially when you go upstairs. The design of this mall is not good. people hardly to find the shops.

At first books kena GST, then some bising, they give, but NOT ALL BOOKS. U tell me, how to control? Plenty of loopholes to exploit, difficult and messy to enforce.

Same thing happened to medicines.

Messy enforcement, tedious compliance.

Macamlah they wanna give work to idle Customs officers. Oi, kita Rakyat ada kerja lain ok??? doh.gif shakehead.gif
*
even customs themselve is not clear about GST. Surely a mess after the April fool
