I'm currently not holding CMMT and so haven't been paying attention to it. But your post prompted me to look at it and I saw that it seems to be on a downtrend since July. So, yeah, what's up with it?
(Actually looking back at my old records, I last sold it at 1.905. Looks like the price really cratered since then.)

Also note that the valuation of the type of properties owned by REITs isn't exactly an exact science and is not performed that frequently. The book value of the properties owned by a REIT may not be its real market value if the REIT were to actually try to sell that property. For some REITs, some of the premium on top of the NAV is also attributable to the market's trust in the reputation and competence of the REIT's management team. Good managers manage the property well, making the right decisions to do the right kind of upkeep, renovation, marketing, buying and selling of properties etc. that is non-trivial to replicate.

Banks raising interest rates left and right. Does this mean Bank Negara will be raising overall rates soon? Are REITS prices coming down again?

AMREIT at least is basically mostly rented by its own sister companies so it should be mostly secure, if unexciting.
