wow, that's a tough one.. since you said traffic is not a concern..

2R semi furnish vs 3R bare unit.

But in long run, which one you prefer? Considering the 3 A/C, kitchen cabinet, wardrobe and heater Citizen provides.. can saves you up to 30k and above of cash for renovation in Aquata.

are you planning to stay alone or with family? If family wouldn't be 3R better? if staying alone and dont intend to have kids, i think 2R is good enough..

what about rent? you intend to rent the rooms out? more rooms can churn more rental fees  thumbsup.gif

if want to exit mid valley and go back taman desa, you must park in Zone A. Can direct exit to East West Link without jam in MV.

Two risks.

1. Future price tag at least 20% higher than your S&P price. Will future buyer like the kampung surrounding area?
2. Unknown development on the vacant land beside.

according to SA, for Block B 8xx sqf (smallest units) higher floor (16th floor onwards if my memory serve me well) are still not yet launch...

The scheme, which was announced in Budget 2016, is for households with a monthly income of up to RM10,000.
Prime Minister Datuk Seri Najib Tun Razak (pic) said a contribution of 10% of the sale price or a maximum of RM30,000 (whichever is lower) will be given to first-time house buyers to help them buy units priced at RM500,000 and below.


The problem is S&P price need to be less than 500k only entitled 30k rebate.
Any unit from Aquata is less than 500k now? (S&P price)

it's ok if you buy for own stay.

smaller unit always have higher psf price.
Aquata 1,151sqf (high floor with 2 side by side CP) is around rm560 psf last checked at their booth at mid valley property fair last month/2 months ago.

first block bigger unit is around rm490 psf when first launch last year end.
