i used to stay in tmn desa for few years. dat jam man...

every morning 7.30am - 9.00am is not for human one.

from tmn desa - mid valley via OKR = almost 1 hour.

midnight drive only takes about 10 mins

edit: i personally think OKR cant have much further development but sg besi has much future development to offer.. (my 2cent)
*
My folks initially considered OKR also, as we have a lot of close family members living in that area and it's pretty centralized to a certain extent. So many new projects like MRCB (Seputeh 9), Binastra (Citizen), Bukit Kiara (Verve Suites@OKR), UOA (Southbank Residence) etc., which is pretty impressive, but also means that the traffic congestion there only going to get worse. This is in comparison with sg besi which has better connectivity to KL and upcoming infrastructure project. sweat.gif

QUOTE(Raymond Chong LK @ Jul 19 2016, 05:59 PM)
It does sound like a lot of traffic. But while I much prefer Trinity Aquata to Nidoz, I do like the fact that the area is growing, especially with high density developments like Nidoz, and others like Central Residence and The Starz, all going for around RM550k - RM650k and higher. Great for the location - hopefully it will be better known for being a somewhat premium area.
*
I brought this up to my friend who's a property agent. She's very helpful, actually sent this to me:

The Leafz (Launched 2011 RM 500+ psf)
Central/Court Residence (Launched 2011 RM 600+ psf)
Anyaman Residence (Launched 2013 RM 550+ psf)
KL Starz (Launched 2015 RM 580+ psf)
Nidoz (Launched 2015 RM 570+ psf)
Aquata (Launched 2015 RM 480+ psf bare unit); (839sqft) in aquata, it is rm570 psf after discount

So I'm feeling pretty good about the future of this area... flex.gif

Just some adjustment,

The Leafz launch price RM 460 psf
Nidoz launch price RM 480 psf
*
ah ok, thanks! Not as premium as I thought then, but still a good thing for the area in terms of pricing since it's not tooooooo cheap.

Yes, you are right. PBB rejected me due to PBB not panel banker for Trinity even I have load with them.
I think MBB,AM,CIMB also is panel banker.
*
From what I know, their panel banks include:

- Bank Islam
- Al Rajhi
- UOB
- Maybank
- Ambank

My friend just got 90% from Ambank based on total price (her first house) if I'm not mistaken rclxms.gif

Thanks. So lesser rebate and more freebies 😄

Overall market is slow. Nidoz block A still not open for sales (but it has higher density, so might not be comparable)
*
Yeah, Nidoz is quite the high density. Depends on individual preference, but not suitable based on my parents requirements.
