It's call COMMON SENSE .... which are NOT COMMON for UUU campers.
Basic calculation = idea base on 'supply and demand'. A fundamental concept applies to these day. Cannot pass fundamental test, why bother looking to any other calculation?

It's so interesting to see that UUU campers think that own-stay buyers (OSB) are not amongst them during launching.... and bought it at the same price as they did. For the past 10 years and so many new launches, OSB can easily buy directly from developers. thumbup.gif

OSB who missed the boat can move on to other launches bcoz they need only ONE property to stay. rolleyes.gif

I have said, and you can read that if there is a logical and credible sense how a 1/3 number is arrived at, then I can accept that.

Yes, the 1/3 are flippers only. If for own stay buyers (OSB), they already moved IN. Not advertise to sell.
Project finished ard Dec 2013, now is Feb 2014 .... so OSB stayed for 2 months a decided to sell? hmm.gif

Definition of FLIPPERS means they sell as soon as VP and they are NOT own-stay buyers. The advertisements are NOW, in early February when project completed in Dec 2013. ACTUALLY ALL 954 ads u see are FLIPPERS!

1/3 bcoz some ads maybe posted twice or three times. I took AVERAGELY, ALL as posted as 3x. That's call statistic la ...

This year most banks limit refinancing to 10years on NEW loan amount. Outstanding loan balance still carry as on as 35years limit.
So it not a cut & dry calculation. I already asked some banks for this and BNM new rule is enforced.

For example;
Property value = Rm500k
Bank loan limit = 80%
Outstanding Loan = Rm100k
Interest rate = 4.6%

Refinancing: Rm500k x 80% = RM400K

Out standing loan of Rm100k, 35 yrs limit: Rm479.47
New loan amount of Rm300k, 10 yrs limit: Rm3123.63
Total monthly installment = Rm3,603.10

Believe BNM is putting the brakes on flipping activity. They know refinancing became tools for extra cash for flipper as downpayment before selling upon VP. Funny thing is, ppl in the market already knew this practise long ago but BNM took so long to curtail this? shakehead.gif
