Sentral Bazar - 三中坊 at Nilai 3 is a upcoming mall located in the award-winning Nilai 3, dubbed as " The Largest wholesale Centre in Malaysia" by the Malaysian Book of Records, Sentral Bazar is the latest addition to the 12-year old retail hub featuring a one-stop concept mall.

Have you ever heard of Nilai 3 Wholesale Center.?

If you have you must be one of the thousands that have been looking for bargain buy something for your home, office, car or even your wedding.

This is an area in the middle of nowhere, that is just Packed with shops that are selling all of the above items plus more. This area has been around for over 11 years and it has become a really hot and famous place for shopping in Bulk.

There are people that come down by the thousands on weekends to buy all these things and they come from all over Malaysia. There are even Buses that come down to these locations for the shopping, some of the buses are part of tours and make a stop here for the tourist to shop, but some are chartered specifically for the purpose of bringing the shoppers from other states. This gives a new meaning to the term "Shopping Trip"

It is said to have over 700 existing shops operating there and over 20,000 visitors on an average week day and 150,000 visitors on an average weekend. This is comparable to Major shopping malls in the City.! It was even featured in the Malaysian Book of Records as the Largest Wholesale Center in Malaysia.

I had never heard of this place until a few months agoo when a Group of our RTC members came across it, We decided to do study trips to understand what is really going on there and what would the investment angle be there. When we went down we were really blow away.. The Crowds was amazing, we were stuck in a small traffic jam in the center of the area.. So I can say the numbers above are real.

Here is Some Subsale Numbers we found:-
1. Shoplot, RM 1.9 Mil, Freehold, 6,000sqft, Rental RM 9,500 per month ( 6% returns )
2. Kiosk in Open Air Street Mall - RM 200k, 240Sqft, Rental RM 1,500 per month ( 9% returns)

I went there for the first time 2 weeks ago. Looks like you can get almost everything there. Few levels. A lot of people. Honestly I dont know much about commercial properties.

We are still required to chip in some money even when the project comes with GRR that is if the margin of financing is 85%

what is the best rate can be offer by the bank for loan? is it -2.1% is the max? noobie here too.. and normally how many years to buy the mrta ar?

i heard UOB give better rate. About 2.1 to 2.2%. MRTA usually 5 years is sufficient.

ive bought 1 unit in blockA. 85% loan 2.0% maybank loan. Not sure true or not, block B , the center one, whole block has been bought by China businessman.

If developer carry this project well, yes, it will be a attractive place, otherwise, it juz gonna be another "abandon" building. It's will be all depends on how developer cum management gonna make this place happening within the first 3 years.

assuming you are the owner of 1 of the small kiosk. your utilities is very depending on the main bazaar operator. If the operator somehow don't have sufficient cash to pay the utilities bill, then if utilities decided to cut the bulk meter source, then as a small kiosk you will not have any power or water to run your business anymore.

You got a very good point, but utilities not my concern.

This project is a return guarantee for the first 3 years. This also means management take full responsible for the first 3 years. If project does not run well, no visitors, no buyers, no customers; who want to rent the shop? Somemore there is thousand over retail shop in this mall.


Let see how the developer plays the game.

Expect to be completed in early 2016, however, in the S&P, 3 years from the agreement stamping date.

Their price is slightly higher with not so big unit. Location is first to have aircon wholesale plus surrounded by growing township. If they manage it well and plus cinema and beverage outlets, the chance is there to prosper. Though it's not a sold off project, take up rate is good.

I believe this project will be successful as Sentral Bazzar is the only such mall within Nilai--3D image on ceiling, cinema, f&b etc....we call it first mover advantage.

My agent told me almost all unit in Upper Ground for Block A & C sold out, but there are still few left in Ground Floor.

When u went? By 2016, it is expected that the surrounding neighbourhood will grow and that would be sort of be their local mall and also, retail outlets for those looking for all sort of products...
The management play a key part in making this mall successful. They have 3+3 leaseback option.
I think cinema, supermarket, food court, beverages and a good mix of retails are crucial... Any new updates on key tenants...

I went there on weekdays in the afternoon... Say after 2-3pm. It's quite though... Probably there is no aircon so visitors only therr in the morning or probably more on Weekends. So with sentral, hopefully more will come...

currently they r selling 158k for intermediate. why I see taikors here mentioned mostly upper floor sold..but i tot retail for grd floor wan normally do better?

May be it is due to most of the 3D Screen show that attract manflow are at the upper floor ceiling.

Suadrif, yes it's a standard 10 by 10 shop and can use as 12 by 10. This kind of shop is like u see in wholesale complex in China or GM Klang. The block b is actually blocked by the owner themselves, not sure to lease or to sell later. U can do your business there in future smile.gif
They will set up the leasing team soon... If they manage well, the place should boom... Otherwise it will b screwed.
Retail mix and selection is also important....

U can check the fb. Block a structure is up, but haven't seen full structure on c yet.
Normal days a bit quiet, hopefully with ioi, SD and other blooming residential, this project will be ong in near future

“We called the developer but was told that the CCC was not included in the sales and purchase agreement (SPA).”

“I bought the shoplot as an investment but without the CCC, I cannot do anything, including sell, rent or renovate the shop,” she noted, adding that she had to fork out RM10,000 a month in installments for the unit.

Thankfully, she finally obtained the CCC with the help of Balakong Assemblyman Eddie Ng, who advised buyers to ensure that this important document is included in the handover.

He explained that under the Housing Development (Control and Licensing) Act of 1966 and Regulation 11 of the Housing Development (Control and Licensing) Regulations of 1989, the CCC must be included by the developer when handing over the property and this must be stated in the signed agreement.

But this only applies to housing projects, meaning the developer can exclude this document for industrial and commercial developments without suffering any legal consequences.

Thus, he is calling the Housing Ministry to plug this loophole. For the meantime, he advises buyers of such units to make sure that the date of getting the CCC is included in the SPA.

Without the CCC, buyers cannot conduct commercial or industrial activities in their completed properties even if the utilities like water and electricity are already working. They cannot even apply for licences or perform renovations.

“In the end, the buyer has to bear the installment loans without any income,” Ng added.

I spoke to the accounts personnel understand that the mall still empty, cheque prepared but no green light to release.

If so may be complain to relevant authority is the only choice.

As an owner, I dont think the management has done enough to promote SB.
I really hope they do more.

Its actually the first year you need to boost your mall and increase the occupancy rate.

I hope all owners can unite and force them to do something, before the mall dies.
