BearBearWong is right in some sense. Just like friends who ask me wtf you buy in semenyih ?
Well, distance is not an issue as KL expand outwards. 15 years ago, i have an ex colleague who drive up and down from seremban to damansara heights daily till she retired. Even till todate, there are still many folks who stay in seremban but work in kl and travel daily. Todate, i have friends who stay in Lembah beringin and work in midvalley. I thought they are crazy but i guess, different folks have different priority and need. So, to me Semenyih, yes, it may be far to those who stay within 30 mins to kl central but to some, they don't mind sacrificing the distance in order to get a better roof over their heads. As for average malaysian ability to afford homes, it can be quite a challenge but there are many who strives to achieve more and provide a better livelihood for their familiies. So, there's always a market with the growing population in klang valley. I have relatives who stay in the heart of kl and pj, but now, they prefer outskirts as they find it way too hectic within city. So again, different person, different taste. Same goes for me. i stay in the heart of city and it's time for me to try outskirts. |

My new office will be in usj by end of this year and i know i am going to get F**k going to work if i stay in semenyih. It is definately going to be a nice road experience + toll + petrol |

When i first bought my first property at rm230k, many says, so expensive. No public transport. Duh, why do i need when i am driving.
When i invest in a studio for rm100k, again, people says, stupid, pay rm100k for a 450 sq ft so-called flat (service residence was still pretty infancy stage)....when i bought another service residence at half a mill, again, people says, stupid, lousy. Well, i never look back except i am happy with my investment so far |

Aya....if wanna count hour, 2.5 hours reach ipoh....i already reach penang from KL lar 2 hrs to be exact. Duta toll to penang bridge on a very clear day

Some part of pelangi semenyih 2 is still under construction but all the old phases is full to the brink. Usually for any new taman, it will take about 1 to 2 years to fill up due to renovation, defect, people waiting for the right time to move in, or like u says, flipper.
Anyway, it's not surprising for fuel and toll to hit > rm1k depends on what sort of car you drive and where you stay. My monthly petrol bill for 1 car is already breaching >rm600 for kl to pj currently. Current tolls is around rm200. Well, bearbear, you have your point as a warning to flippers and then again, as i says, if bangi new condo also fect half a mill, would you rather top up another rm100k to rm200k for a landed link hse ? |

If phase 1 can fetch rm700k or rm750k, it will be good for semenyih investors or those who buy to stay. At least they are sitting on a positive asset instead of those in bukit beruntung or even lembah beringin.
I am sure everyone who buy or invest in a property expect a positive and healthy gain on their asset as long as they have revisit their financial capability of paying the loan. The question you bring forward, would new prospect pay rm700k or more for a dsl link house ? I says, yeah perhaps in future as seriously, landed property is no longer cheap. Those who can't afford will have to settle with prima1 or condo living or perhaps, ask parent to assist. Even ara green condo is going at rm1 mill above and it was snap up pretty quick. To sum it, everyone wants affordable home but the reality is yes there is. Just a matter of distance from city centre and what sort of expectation. |

Btw guys, I realise in the doc signed, there is no mention of maintenance fees calculation nor amount to be paid. It just stated you need to pay but at what fee???

wow....blr - 2.5. The best i got was blr - 2.45 from rhb and alliance. Anyway, i didn't opt for them and took maybank blr - 2.4 instead. Part of the reason, the person servicing me had got me 2 loans and any doubt or queries, she will go out all to get me answer promptly. After sales support is also important
