I was at AEON Equine Park just now and saw a booth for this property. There is no thread on Property Talk yet so I thought of starting one. Although at classified there is a thread.

IMO, From 568K, 1 room unit is not cheap at all....

not good for rental play and not practical for family occupation...seems like a stuck in the middle products hmm.gif

if this is fully furnished than can re-consider...

hmm, i think i would not consider even if they were to package it as fully furnish since there are so many better and cheaper options out there; cristal residences is around 600k+ before discount and its 3 rooms and nearly 2x the size here...

Got a prelaunch sms yest from previous SA with similar description stated nearby putrajaya lake. But pre-launch price seem to be 4xx so I think the 568k is before discount.

gila studio size unit selling at 550k....location oso a bit off at outskirt of cyber...im guessing ppl would buy cristal 1300sqf condo first at ard same price....2nd verdi for their quality and prestige feel....next only this kot...

It might be another marketing trick. Everything sold out or booked then later still got x units available due to loan rejection la bla bla bla.

This pricing is quite high and let's see how is The final sales outcome.

That 1 is LakeView. The exact site is b3 LakeView and Cyber Residency (Orange color building).

seems like the built up has changed to 710sq ft & 750sq ft...
previously was 756sqft & 748sqft..
RM700 to RM800 per sqft...

i suppose the selling point is duplex fronting scenic & iconic putrajaya lake view, and low density

developer needs to sort out the access road for this one though, together with lakeview residency (ongoing)

General for Cyberjaya,
Students yes but also already oversupply in cyberjaya. Too many places all aiming to catch the students rental.

Anyway specifically for Sawtelle and also the beside Lakeview Residency.
I guess is a gone case project. Occupancy rate is very very low. If you go the car park area, is like zero vehicles parking there.
Almost like vacant building from far.

Nearby surrounding villa is abandon I guess. All very eyes sore to the view. Not sure under the same developer or not.
Even lelong at half price for Sawtelle, I dont think is worth to get it at the moment. Yeah and more lelong units checking in. All still at high price.

Another lelong unit to fall below 300k. Got few other units dropping price and will reach below 300k soon as well.
More than 50% below S&P pricing. And still very low occupancy rate here at the moment.

Sawtelle suites is located at an area that looks like its abandoned. Even if u were to stay there u would need to renovate the unit heavily.

Its also not close to anything.

Went there last Wednesday, it's very ulu part of Cyberjaya, right behind some abandoned developments, can't even see the Putrajaya lake from there.

Launched price above 500k++.
Lelong transacted price today at 200k++.
More than 50% loss in value and I doubt got any subsale transaction at all. Cannot find any record on brickz.

Even Savanna and Arte+ also not until 50% loss in value and subsale still able to transact.

The SPA price was xxx by developer+so called guru+bulk purchase middle men.
Heard many defects. Go to see the unit to verify before get in.

Surprisingly fight between 2 bidders at this price.

Sawtelle is a joke. It is far from the town centre, and is plagued by that terbengkalai units it fronts.
