If Tiger Synergy really start its development in Q2 2014, I am sure this will further bring up the value for AI indirectly.

Under their township development plan, commercials are parcel A8. If they develop following their parcel planning, now parcel A2 for Tari and Pentas almost complete, parcel A3 land clearing in progress, commercial still have a very long way to go.
Unless they jump the parcel development or development in parallel.

I believe what I&P is practicing now is 'slow and steady', 'wait and watch' how other nearby township developers price their property and commercial. Then later they can benchmark the pricing. Also, they might want to build then sell since market is slower now, no point having the rush to launch, when the current market is slow (they learn it from their Tari's launches). Then when completed building it, they will benchmark what's the pricing being push upward by other township and selling it at a level higher due to it's bigger built up and lower density, and also the GST impact. Then their final magic trick will be utilizing their commercials to push the last stage of the developments to the highest price.
AI township planned complete development in 2023.
I&P is just too rich, they have no problem at all to get all required raw materials and contractors to start building now, sell later at higher price.
Maybe for flippers they want commercial to kick in faster so market price and demand can increase faster. But for long term investors with holding power, this slow and steady strategy I personally see no harm because when the time comes, I don't think you can find any other nearby townships with AI built-up, quality and low density with good highway connections, plus freehold status. There is when the time you can sell at whatever price you might be asking.

Launching a big plot of commercial might not really help if no one is setting up their business there. I see lot of empty shop lots at Ambang Botanic, and that area just simply can't prosper after quite some time as I observe. Being growing up in the Viccinity at the 'golden triangle' between bandar botanic/bukit Tinggi - Alam Impian - Kota Kemuning, I can almost feel the development pace and style around this areas. let's say if I want to so shopping, banking or commercials, KK, Bandar Bukit Tinggi or even Subang/Sunway are just minutes of driving away. Of course, i do hope AI can prosper ASAP at least to be on par with KK. Sometimes leaving a room for future growth while seeing others go first, may not be a bad idea  Only my personal opinion. 650k was the subsale price for Canting 3 years ago in 2011. I really doubt this kind of subsale price still exist in AI. If can get means a really good deal, borrow from Ah Long also need to buy

Residents can and should file complaints, keep filing until MBSA takes action. If not MBSA will not bother.
Common area are by town council, I don't think developer will bother to push.
