For terrace house like sephira, the house price growth still very low compare to other areas sad.gif
It is almost 3 years already.

Maybe TTDI AI is slower because it is deeper inside, by comparing 3 years ago 630k until now 800k, which is not too high for terraced if compared to other areas.

Emerald only left few units 24x75, all face playground with 1m and above. No 22x75 unit left. 2 units left for 20x75, one corner and face playground with 1m and one unit 902k.
The current price is more closer to the KK area price.

No more phase for terrace house, only left one semi-d and two bangolow phases. I also saw they are starting to build new road along with the old road since there is always the plan 2 ways roads.

Maybank is offer with 800k, I think other banks can offer higher value if can go "shop" around.
Even the same bank with different locations can offer higher and different value nod.gif
The agent will also have some insight on this if they are active agent on that area.

Btw, normally the value is based on outdated data, for banks that are more aggressively working the transaction on Alam Impian area can offer higher value based on their experience and the updated data.

You can probably check with CIMB and Alliance bank, I know these 2 banks normally offer higher value compare to other banks and also tried bank with different locations.

I heard some bank valuers work with commission and some with fixed pay, normally the valuer with commission can provide higher value cause got commission smile.gif
