 High Rise building units near Break Tank, Pros and Cons

visited Savanna @ Bangi's Sales office last week.



Tower A still got some unit selling at as low as 340K + 10k rebate with condition near to "Break Tank"
i intend to get one of these units,

All shifus , please share pros and cons for these units (near break Tank)


Pros :

Cheaper



Cons :

Noisy ?
Dangerous ? if pump/ pipe leaking ?

What do you mean by near break tank? Some say Menara Public Bank is near Petronas Twin Tower.

Where got cheaper? Price difference is floor incremental.

One thing for sure, if you are not comfortable, don't proceed with it.

From the sales chart, it looks like people tend to think the effects of break tank only affects the immediate neighbour such as the top/bottom units and the left/right neighbour, units further aways at the break tank floor are already taken up.

Is that a true assumption ?

Because there is a pump functioning in the "break tank".
So potential some noise when the pump running time.

It is not about leaking issue, but potential some noise.

I heard it once myself. But the doors are there to attenuate the noise ..... Should be okie kwa....it could be irritating at lift lobby.

There is no "danger" to own a unit adjacent or near the break tank, but potential some noise.
Pump leaking won't result your unit being "flooded". tongue.gif
So don't worry.

The pump is not supplying the water to unit around, but to pump the water to the roof tank.

How well the noise issue being insulated, or how well the pump (quiet) or noisy in function, then it depended on the pump quality and installation issue itself.
This is hard to know until the building is completed and the pump is functioning.

Then it depended on the quality of the pump.

The door for break tank area generally is not "sound insulated" like KTV room. tongue.gif

Having said that, it all depended, some pump functioning fairly quiet, while some like "dinosaur roar".

Also there may be some "water sound/noise" when the tank being filled time especially the tank is running very low level time. But generally should be very minimal as compared to pump sound.

Generally doors for condo unit main door and ME rooms are fire-rated doors. They do have better properties to cut noise level.

Among them, if really want to choose, the upper unit may have the least noise as compared to lower or adjacent unit.
Just like you will hear upstair people jumping up and down, knocking sound etc. but you won't hear those sound from lower unit.

The ideal unit is always far away from break tank, far away from lift lobby, far away from rubbish collection corner.

Depends if its the fire prevention system or actual use one.
The actual use one will have splashing sound within the tank but generally as it is air gapped you may not really hear it.
If you're a light sleeper and/or sensitive towards noise then it should be avoided.
