if ES in this stage after 2years.... most likely will be delayed.

However if sharing DNA with SPSetia, Ecoworld will push for construction at final year to minimize LAD and deliver a product with sub-par workmanship.

Another 1.5years... the progress at least still not as bad as ekocheras la.

Ecoworld will be on steroids in final 12months. Just like their setia sky and setia walk.

speaking of which, how is their maiden project quality down south?

this ecosky, no matter how you look at it also koyaklah. don't think it can fetch the rental nor the appreciation that hardcore ts lks fansi is expecting.
even sps track record for highrise sucks with setia walk and setia sky resi. don't think this would fare any better.

I thought many hardcores bought ES as sign of support to LKS? If agenda is to gain good rental from the investment... I think ES will let down the buyers.

I think SW performs reasonably well.. setia sky probably will see the light when mrt2 is completed...

initially was told its a 42 months project. but when signing noted it was 48. damn. lost 6 months of 12% yield.

To share... setia sky residences is also a maiden high end high rise from spsetia way back in 2008/9... but they rushed the job to minimize lad... giving out with even unfinished guardhouse...

The core DNA is still the same. Owners might be disappointed if they think EW will do right job rather than rush job to avoid LAD.

Just check EW's financial report and you know how much they spend for marketing.

But as buyers still better off than buy UOA and IOI where they enjoy 50% margin and give nothing back to buyers.

UOA and IOIP share prices have perform remarkably well versus the peers.

They also have more margin to play around if sentiment is getting worse.

But pity the buyers la. Pay high end prop but always get medium cost feel apartment.

It is quite big size of land and if that land belong to ecoworld, it is quite generous of them to leave it as a park.

On fair side to EcoWorld, EcoSky is launched at the height of property market 2013 ie the peak price. I do not think many new launches in 2013 that VP-ed past 2 years are having decent gain. If you can get anything close to 30% cap gain, consider as significantly outperform market liao.

For ecosky? I think based on premium product, price and brand which usually already factored in during the launch, buyers I think will be happy if they can get 10-20%...

The fact is 2012-2014 were the peak... Where EW were launching left and right.

I remember one of the pitches.. can be used as Airbnb due to proximity to Batu Caves. Maybe that is good option now.

Ecoworld has learnt from SetiaWalk and done right thing by combining common facilities for all 3 blocks.

With close to 1000 units sharing common pools, gym etc spread over 100,000sqft... I wonder why they need RM0.40psf for maintenance/sinking fund?
