So u deem it as a work in progress or marketing gimmick for the MNC/IT hub etc etc. Now i m slightly confused.

If i work in KL, in current environment, within 20km travelling distance and mature neighbourhood would be alright.
*
MNC not totally failed.. Still there is MNC in cbj, this is fact.. Half pale MNC hub, can bo? If telling u like this more satisfying?

Mostly mature area r congested like sardine, coz buildings r growing like mushroom unable to control, so r very untidy, u send your kids to playground also need to keep an eye on your kids, bila bila hilang.. 20km sound near, but time taken to a destination may require same time u reach melaka..

Amenities like bicycle lane, pedestrian, wide road, excellent public transport and punctuality, perfect connectivity, ur place have?

Once CJ sudah connect HSR, mrt ready only i can say housing demand wether new or subsale will pick up dramatically...

Now all is in the plan but yet to be executed....

I think alot potential homeowners interested but if they work quite a distance away from cj, that will negate them away from buying at CJ...

I wouldnt wanna buy at the fringes southern of klang valley early in my career life...if suddenly i change company and workplace relocate to more northern part of klang valley that already give me a lot of hassle to go work...

Thats why a lot of ppl still traditionally prefers to buy in a more central location within klang valley area like puchong, shah alam, subang jaya, pj, damansara...
*
It's becoz house in cbj are bigger PSF, making people thinking twice to buy in cbj, coz price from 900k++ for landed..

For work, to stay in cbj are not a problem at all, if allocation elsewhere, 40mins to damansara, 45min to PJ and KL, 30 mins to puchong town, 20mins to shah alam, 30 mins to subang, during peak hour seems okay...

For leisure, yeah its a little too far... Famous and nice food are all too far away, all are above 30 mins away, even klang seafood r abt 90 mins away..

Place like damansara last time without lrt ppl say 200k+ condo r expensive... Now with lrt price are 600k++ condo.. So maybe people r patient n rich, they rather wait for lrt and buy at 600k++ only consider cheaper.. Place like rawang if can hold 20 yrs, price r booming also.. See, now rawang doing great also.. So no right or wrong, just u can wait or hold or not only..

Soros and his gang going to move into SEG soon. higher population.
*
Cyber mostly investor, even soros Kor alone whacking 4 units in SEG, how do u expect population to increase much... That's why soros Kor unable to accept any single negetive comment abt cbj... It will hurt his pocket deeply.. Putting all eggs on a basket.. No play play...

So meaning ocupany rate is 1person /unit.. How many units in SEG?

Debate ongoing? LOL
I can accept negative comment with fact, but not base on someone who doesn't really know cyber well and stay inside cyber.
It's 3.5 units in SEG and I bought it with my extra money, is that bother you?
When I bought these back in 2012, USD was Rm 3.00 but now it's RM 4.3 which is ~ 45% off, happy like fxxk!
Also, check my post in 2012 - I never worry can rent or sell. worst scenario I keep some cows inside my semi-Ds.
*
Good... Don't be so sensitive dude.. I'm just telling more investor vs population nia... Nothing to do abt bother or not lar... And don't too proud/action... Life is up and down... Never know when we're at bottom or top... If u say u will always at the top, then I have no comment...

I assume u r 20+ yrs old, so still not facing any wave ahead.. If 30+ yrs old, will be more mature and more humble.. And 40+ yrs old will be impossible le, coz shldnt talk like that already

I saw toll booths being installed before SK exit.. vmad.gif

so what I said was true..really got toll..
*
common man... i saw the toll booth also... its for SK entry/exit... nothing to do with cbj... coz i saw it on left right.. not in the middle of the MEX... so cbj to bukit jalil still maintain 1 toll... not 2 toll like u mention earlier...if SK to cyber via mex, yes, 2 tolls...

Hospital, school, shopping mall, mrt, lrt, not at my door step too... Prefer more peaceful n privacy.. Too near will make your door step congested and messy... Within 700m-1km will be fine...

this is true fr some but as previous example have proven whr those vry near mall n lrt command major premium in price n rental based on integrated concept.. Also easier to find tenants,  something tht even dpulze buyer can agree with..

for the high rise is different story, for landed it will be nightmare.. high rise you stay up in the sky, so you will not bother by the crowd, but if high rise low level, might feel a little annoy..
more or less, either landed or high rise dislike bother by busy traffic infront of the hospital, school, lrt, mrt, shopping mall, thats y i said within 700m-1km are the best....

“We have identified 10 flash flood hotspots in the Sepang district and our flood team under the Enforcement Department is always on standby,” said Puasa. Some of the usual flooding areas are Pinggiran Cyber, Selangor Science Park 2, Taman Mas, Pekan Salak and Desa Merpati.
