QUOTE(cooleq @ Jan 24 2014, 05:54 PM) But how far lekas east side from the KFC farm..never mindlah..I thought KFC farm is proper chicken farm with aircond Lol, I believe an experience and dedicated developer shall conduct the environment assessment before implementing and draft out the master plan for the project, so that they can minimize the impact to the environment and make sure the buyers confident and happy on their products. We should have confident on EW that they can do this kind of planning properly, and not repeating the cases happen in Pajam area... This post has been edited by samkps: Jan 24 2014, 10:18 PM

QUOTE(cipan82 @ Mar 2 2014, 02:27 PM) 30 minutes to Kuala Lumpur..??? yeaa riteeee Lol... talking about 30 minutes.... Can anyone enlighten which housing area can let you reach the KL city center (let say KLCC) within 30 minutes during the traffic peak period... Perhaps from there we can have a more solid discussion and comparison on Semenyih... This post has been edited by samkps: Mar 2 2014, 10:13 PM

QUOTE(vislai @ Mar 2 2014, 10:20 PM) i did my experiments few times already. Drive from middle PJ and reach Semenyih within 35 minutes. It is on weekend saturday and sunday. I have recorded the time elapsed and drove few times in a month. Results are the same, 30-40 minutes from PJ to Semenyih is totally NOT A PROBLEM. But on Weekday, I never tried, haha..i guess it will give me a damn! True Bro Vislai, I have tried a few times as well during weekend, really no problem... But I think the issue raise up here is during the peak period, that's why just wondering which housing area can reach KL city center within 30 minutes during peak period. Perhaps can take that area to have a better comparison / benchmark against Semenyih loh... This post has been edited by samkps: Mar 2 2014, 10:28 PM

QUOTE(gtfan @ Mar 3 2014, 11:29 AM) Guess it all boils to the traffic flow during certain hours. Yes, i have tried numerous time from kl to semenyih, it takes longer than 30 minutes using cheras sg. long way. Most of the time in the morning around 11am. But i did try once from semenyih ecohill to aman suria, pj at 12pm on weekday and it took me almost 45 minutes using sg.long to mines highway. I haven't try during the normal peak hours in the morning but a good buddy of mine who stay in kajang, he says, you need to get out by 6.30am to avoid jam for those who work in KL. I think that's applies to anywhere out of klcc areas. Even pj, bangsar, or cheras, etc. Anyway, distance is just in the mind....i rather have a smooth flowing traffic then caught in a bumper to bumper crawl. Waste of time and petrol. Fan gor, most likely is because Cheras is bulding the MRT now and they have realligned the road, that's why traffic slow. Perhaps you can use the smart tunnel from KL and turn into east west link, and go all the way to Batu 9 toll, this will reduce your travel time I presume. This is of course during the off peak period. During peak period, everywhere also jam lah... Try once from KLCC to Times Square also need 35 minutes...

QUOTE(doomdoom @ Mar 3 2014, 11:36 AM) i wonder why still talk about traffic condition...nowadays almost any place which is 20-30km from kl will have traffic problem during peak hour... try those from kota kemuning, setia alam or kota damansara....tell me how long you need to travel from this area to kl during peak hour.... Yeah, during peak period, everywhere also jam jam jam, and distant seems not the crucial matter. I have a friend stay in Ampang Jaya and work in Bukit Bintang, during peak period also need about 45 minutes - 1 hour for travelling, though it is only 10km away.

QUOTE(silent_stalker @ Mar 3 2014, 01:08 PM) Im not an owner here but just want to butt in regarding ur worries on the jem. From TH to KL, jem roads u will be facing -cheras plaza pheonix till mrr2 exit. -from the demolished 50 sen toll (near hukm) till federal highway, continue jem in federal highway -if want to enter kl using smart or mahameru, a little jem at plaza pheonix , n continue jem at sg besi airport. -if use silk highway, must exit at serdang, bad traffic at jln sg besi toll. Be frankly, SEH / EM just about 5 - 10 minutes drive awayto TH/Nadayu using the Lekas and pass through bandar tech. How long do you think it takes from TH / Nadayu to KL city center during peak hour? "Located next to the Kuala Lumpur City Centre, Kampung Baru remains very much a kampung (village) due to historical reasons. It has so far managed to escape the long arm of development because it was gazetted a Malay Agricultural Settlement, under Section 6 of the Selangor State Government Land Enactment 1987." http://www.thestar.com.my/News/Community/2...much-a-kampung/ Attached thumbnail(s)

QUOTE(doomdoom @ Mar 3 2014, 02:23 PM) if traffic travel time will become the failure factor for SEH, then for sure will become the same fail factor for tropicana heights, nadayu kajang and kajang 2.....as well as sungai long and mahkota cheras...going out from sg long/mahkota cheras to grand saga highway also take average 20-30 minutes during peak hour...but so what...the areas still growing mature and the property price also boom up, like BBW said, sg long is chinese mature area, subsale at 750k is happening and reasonable, even though it's jam..... True... Travel time from Kajang 2 / Tropicana Height / Nadayu to KL city center is more or less about same as from SEH / EM, not more than 10 minutes I presume..

QUOTE(gtfan @ Mar 3 2014, 03:40 PM) MKH can't even commit to proper g&g and you want them to build a link way to highway Where got g&g after 6 months pass back to home owner..... The diff between MKH and SP, one is small gun and one is huge gun with plenty of firepower. With SP building the link, this will benefits those new township. Even Kuen Lai is riding on SP exit link to Lekas with their Tiara South project. Daihatsu vs bently??

QUOTE(Top Gun @ Mar 6 2014, 11:27 AM) Sam kor, how I wish it is 1.3mil now. But still got left over units of Lucento, Tralas, etc with the developer leh. All these block the way for the price of my Plavia 2 to increase. If EcoMajestic is price at 1.3mil, then ok lah, those left over units in SEH will be sapu kering kering! But, 1.3mil in EcoMajestic for the very 1st phase, want meh? I cannot swallow and digest one unit is EcoMajestic with this pricing lah. Lol... Top gun gor, like TKJ said, wait till EM launch then your plavia unit will be huat ah... After sold off your plavia, then can grab the unit in EM loh...
