Kajang 2 / Nadayu 92 / Tropicana Height is waiting the amenities such as mall, flyover to persiaran bangi, as well as the road connection to silk highway to come in place. Once it is done, price will be different.

May I know is it an end lot or corner lot?

If not mistaken, Nadayu 92 launching price for entry DSL in 2011 is about RM 420k ++ (with some rebate), currently subsale is around 600k ++

Just found out that the new commercial center directly opposite to the Setia Ecohill is called Semenyih Business Park, 68 units of 3-storeys shop office. The developer is JBS group and claimed it is 100% sold out..

These new shoplots is just next to the L'MARQ "soho" type service aparment that tag at at the price below RM 200k.

Dave gor, entry DSL 20x 70 in SEH is Augusta unit, which started from RM 458k with total buildup 1690 sqf, which translate to RM 271 psf, with DIBS.

Aquatilis unit with 1810 sf and RM 528k is considered second phase unit which is already not entitle for DISB. That's why the price psf is matching the EM DSL entry unit.

SEH next phase of DSL launched is Saraca units (Samanea is already finished purchased by staffs/associate), which measuring 24 x 75. Indicative price is 680k if not mistaken. The size is bigger in this context. The interesting part is according to masterplan, the plot currently used for show houses is planned for20 x 70 DSL units. It would be interesting to know how SPS going to deal with this plots of DSL houses later as well..

If following the SEH trend, next EM launched most likely will be bigger size (not much units) or 3 storeys units and follow by superlink with much bigger land size and build up (most likely will be exceeding the million tag) during that time. In terms of design / layout / facade, is hard to have any significant improvement I presume..

Dave gor, if not mistaken, some of the SemiD unit already have rainwater harvesting system, as shown in the layout plan. Cluster I hardly recall...

Dave gor, yeah... very true... Though SEH psf is cheaper with DIBS, but that's already 7 months ago. EM for sure with better landscape design and strata gng, the price is actually is worth for it too... thumbup.gif thumbup.gif

Sam, did you studying the master transport developing plan for KL ? Greater KL ? wat info I have now, Semenyih is exclude in the plan ... not in the plan ... MRT line 1 extended to Kajang (construction-ing) ... If I have chance to travel to UM during morning hour, I will let you know. Nevertheless, I already can foresee the super jam area, east west link from Desa Water Park till interchange of Federal Highway, then jam again along Federal Highway to UM. Just from Desa Water Park to UM alone, I presume already need about 1 - 1.5 hours. Since your mum stay in Mahkota Cheras, does she ever drive to UM from mahkota cheras during peak hour? If got, just plus another 15 - 20 minutes, coz I can assure you, from Semenyih using Lekas + silk highway, only need to take about 15 - 20 minutes to reach Sungai Long / Mahkota Cheras.

Toll rate is[ RM 1.10 (Lekas ) + RM 1.00 (Silk)] x 2 ways x 24 = RM 100.80


Yes, Cheras currently undergoing MRT project, road realignment and become smaller now, sure jam now. I always travel to KL using Cheras Kajang highway, the most jam part currently is after Batu 9 toll, all the way to Cheras sentral (Phoniex plaza), then leisure mall until the first flyover bridge near Tesco Midah. This stretch of road only about 3-4 km, but during the morning peak period, can take you 30 - 45 minutes. Then you can have slightly less jam traffic until you reach Jalan Loke Yew, super jam again until to KL center... doh.gif doh.gif Therefore, as you can see, the most jam is not in Semenyih, is somewhere near to KL. If you stay in Batu 9 area, typically 500 - 600k only entitle you buy a condo, you will face the similiar jam as well. Perhaps you can reach KL 20 minutes earlier than your friend who is staying in Semenyih.

Since you compare the cost, now let's do the same again. Assume you get a 1100 sqf condo in Batu 9 at a price of RM 580k, you will still need to fork out the RM 2,500 as well.

The cost of staying in EM is RM2500 + 235 (toll) + 500 (petrol) + 250 (maintenance fees) = RM3,485 per month and for 30 years.

The cost of staying in Batu 9 condo is RM 2500 + 0 (toll) + RM 350 (congested area consume more petrol) + 220 (1100 sqf * 0.20) = RM 3,070 per month and for 30 years..[/B]

Difference = RM 3485 - RM 3070 = RM 415

With extra RM 415 per month, you will stay in 2000 sqf DSL landed houses, with great landscape design, beautiful fountain roundabout and recreational lake with jogging path... So, it all depends on your personal judgement to see which one more worth for you, right?

Semenyih currently is a small town, under the stage of transformation. Currently of course no MRT line extended to this area. As a matter of fact, some more developed area, such as Setia Alam and Kota Kemuning also don't have MRT extended to that area yet. As an alternative, there are 3 MRT Stations in kajang and all are within 10-15km radium from Semenyih. Semenyih residents do have a choice if they want to take MRT to work, but all depending the location of office, personal preference and of course convenience.. It's hard to determine now and we also no sure how many Semenyih residents will be going to take the MRT, but one thing for sure, MRT is a choice that can be considered by Semenyih resident as well...

For DSL in Setia Ecohill, facing south means facing the low/middle cost apartment, for me is less privacy though...

Ecomajestic contains 1000+ acres, are you referring to the south border of EcoMajestic?

The first phase of EM will be at the northern part, which is near to the show houses. Show houses is just merely 500 - 600m to the border to SEH (Stagnia, arravia units)..

Do you explore the exact location of the site? hmm.gif

But I don't know the content of the agreement between government and highway concessionaire.. Silk Highway already 10 years in operation, perhaps we will still paying for another 20 years? hmm.gif hmm.gif

Lekas highway just operation around 5 years I presume, still long way to go..

I presume for new township arise, always there will be highway around, LDP, SKVE, the new coming SUKE etc... There is always alternative route if you opt not to use the highway, but of course you need to tolerate with the jam.. doh.gif doh.gif

Teng kor, EM is a big project, spanning for about 1000 acres. The land actually at the border between mukim Semenyih and mukim Beranang, but majority is in Beranang, that's why the land title is belong to mukim Beranang.

SEH is at the border as well, but mostly in rinching, which is still located in mukim Semenyih.

SEH is about 3- 4 km away from the Semenyih Central, where most banks and supermarket located, EM is about 4-5km.. If taking SEH south border to EM north border, there are just 500m - 600m apart...

Some busybody just use this issue and condamn EM is in Beranang, which is very far and ulu loh..

The fact is both EM and SEH are very close to Lekas Semenyih exit, and very close to Semenyih town as well.

Nirvana on the other hand is still in mukim Semenyih, but is more than 10km from Semenyih central ... doh.gif doh.gif
