32 x 75 good! Less units and facade good.

As of now, one can only see the layout from Ipad....

They are building show units at site but not too sure which models they are building....

comparing 32x70 and 32x75...this is quite tricky...one has to look at the layout, to figure out whether the extra 40 sqft can give larger feel, evaluate whether the extra 5 feet give better space usage, pricing and also location of the parcel itself in Precinct 1.

That is way different pricing....

I couldn't gauge too much as well as I did not spent too many time on cluster home.

From the layout I viewed from their iPad, I tend to prefer 32x75 compare to 32x70 due to

- Better facade
- Layout slightly better
- if I remember correctly, longer car porch for 32x75
- extra 40 sq ft built up is minimal for me except above
- less than 100 units compare to 32x70, more than 150 units

In terms of price point, SEH is way cheaper due to timing of year 2013 plus individual title.

EM is higher due to 3 years vs 2 years construction project and stratified landed with more landscape aka backyard , plus no DIBS is key component for many.

Price point could be the key in short term for location like Semenyih. But in longer run, not sure for Semenyih for most other locations did performed well.

May I know what does SEH offering for it's terraces and cluster homes, for the lay out of car porch, stair case and up stairs?

Based on Eco World latest announcement, Eco World didnot include the piece of land between SEH and Eco World.

So, LKS make the call now.

SamKor - I thought maintenance fee is the least concern. Ball park fee is about 200+ for terrace and 300+ for cluster and slightly more for semi-D.....

Not sure about bungalow land....

THe link is confirmed. Ecoworld will pay for the bridge too. I think this bridge is a symbiotic move. It help each other wrt to amenities....

This is per unit basis. I put there 200+ because it may varies a bit based on BU of the parcel.

As for the bridge, I think it is confirmed. They bought the no man's land to facilitate this bridge. But then think about it, it is good to have both Lekas interchange as well as the red bridge....

I am not too familiar with SEH. Is there any allocated space for shopping mall? When is Tenby going to be completed?

SEH has a commercial plot just beside Jalan Semenyih entrance. But i reckon the plot may be too small for a mall.
My wild guess is that the mall will be at EM or Ecohill 2 if there is any.

Whoa!! 6am?? I everyday wake up around 7am, and start my journey to the office in KL town around 7:40am. Reaching about 8:30am. Can't imagine those ppl who stay in Semenyih and travel to KL town to work every morning n evening
