QUOTE(tat3179 @ Dec 12 2013, 10:08 AM) 2 mil bungalows subsale of course will take forever to find buyer wanlah... You wanna play multi million props you betta have the holding power... Flip is for less than 500K props...hence studios is always hot buys whenever developer launch wanlah.... My fren sold his 6.8mil bungalow bout less than a yr ago. Vely niche but buyers r stil out there. Tats y vely few players. Most ppl buy bungalow for own stay. Vely few in the oledi vely few investors buying to flip. Holding power is important here. QUOTE(tat3179 @ Dec 12 2013, 11:01 AM) At that level, i think whether you can flip quick or not quick really depends on luck. Like winning the lottery. How many taikors out here can afford to live in a 6.8 mil bungalow anyway? Since many wont choose tis type of prop for investment, guess the competition oso not there at all. So for those who dun mind to pour in the cash and wait for long, usually ll b rewarded handsomely in another way. Of cos the margin gain might best b on par with some flippers flipping 20 units of some small units studio under dibs upon vp. But lower risk for the bungalow holder imho. Cos he can service the loan. Guess if flippers fail in servicing loan upon vp without buyers, doomed liao.

QUOTE(TiramisuCoffee @ Dec 12 2013, 11:54 AM) What type of properties to buy and hold long term for best asset appreciation, in your opinion? If buy condo, must pay maintenance fee - real jia lat if vacant too long without tenant/ buyer.... Buy bungalow, not many buyers. Buy shop factory and land. Beta than any condo. Howeva, if kenot repay loan, dun buy any.

QUOTE(TiramisuCoffee @ Dec 12 2013, 01:27 PM) OK! Let's talk land. What type of land is best investment ? Buy from where normally? All sort of lands r usually gd. Agri land is cheap and if abke to convert into commi or ind title, price ll b sky high. Ind land in some ulu place oso giving gd return. Even bkt tak untung oso make some millionaires for owners tat hold on to it and hav fate to it. Of cos many ll shout tat for the last few yrs all props up. But look at those houses in bkt tak untung if u know wat I mean.

QUOTE(tat3179 @ Dec 12 2013, 01:32 PM) Agree... 6 mil plus can buy good commercial lot already... but nowadays for good commercial the yield is less than 4%...might as well put in FD.... Pros n cons. One can c the greater appre in cap for holding long enuf. Regardless of market boom. Its greater than any resi in the past 20 yrs. In fact I'm stil holding 1 unit LH which aged 21yrs. Price offered so far is x5. No special case. Just the trend. Sold 1 last yr with x4 the ori price holding 15yrs. Of cos some resi might oledi hit x3 holding few yrs. But how much is the rental along the way. Maintenance to up keep the unit??? I din spend much cos tenants hav done it to their liking. The more they reno, the higher the value. And they won't simply run away due to high investment in reno. Diff fr resi tat owners need to hav ff for higher rental for which is a factor to the total investment value. The investment into ff is not sthg falling fr sky like rain. Holding it long enuf enable few rounds of increment in rental and recovery of huge portion of loan amount. By the time u sell, some oledi debt free. All money go into pocket rather than loan settlement. It wont b a fantastic moment along the way waiting for the fruit. Flipping is a skim cepat kaya. Quite diff species for both.

QUOTE(TiramisuCoffee @ Dec 12 2013, 02:24 PM) Hi ManutdGiggs, Thank you so much for your advice! Are there really ready market for land? Is there a possibility there would be no buyer when I'm ready to sell, say a decade later. ( Sorry for such noob questions!) Thinking harder, hold land also means no passive income until I sell it off .. Any idea how much land price appreciates on the average ( 10 years holding period ) vs a residential property. Just give approximate. Wanna get a feel of these only. Btw, where can I start searching for land sale? Land office? ( another stupid question, I know! ) For the % of appre, guess abang edyek should answer u on tis part. Yes they might b time tat u r not able to dispose even after 20 yrs + no passive income as u mentioned. Tats y many earn big bucks in land and oso kantoi if chosen wrong land. Btw no Q is noob Q. Guess u r experienced investor here. Just maybe diff portfolio.

QUOTE(jolokia @ Dec 14 2013, 03:42 PM) weaker flipper may end up with a bankruptcy if can't afford after vp, bankruptcy in Malaysia is no jokes. If tat happen again which similar to 84 and 97, then its a pretty gd time for uuu camp to further position themselves. It ll b a who get it 1st and who predict more accurately. Of cos, young flippers hav to watch the show in audience seats la. Seasoned investors ll benefit most. Not to mentioned some special case where billionaires can turn broke overnight. There is a saying in US to compare the rich. Who is richer between Donald Trump & Mother Teressa. This post has been edited by ManutdGiggs: Dec 14 2013, 04:38 PM

QUOTE(puchongite @ Dec 16 2013, 08:15 PM) Was it all the time the same management ? Is that internal team or out-source to external management company ? I'm not sure boss. Just came across a jap restaurant there n tried it out last nite. The restaurant is so jialat lousy but I'm so impressed by the tip top condition of the entire palma mk. Wish all condo can b maintained as how palma is after so many yrs. Then chansi r there for appreciation. But sad to learn tat many condos r not in gd condition. Eg. Look at bkt oug condo. Stayed there for a while about 10yrs ago. Even back then the lighting in carpark was so badly maintained. Nvr been back there for yrs. So no comment but by looking at the external, u sweat.
