Is the residential suite a good deal? Over 600 hundreds u its and developer offer GRR commitment for 4 years, if every owner go for GRR then in the end the whole building is for AirBnB?

The topic had been quiet for while. I've just come across this project - Sunsuria Forum Residential, few questions from my mind and if anyone can share the opinion will be great.

1) Residential block comes with 41 floors (exclude parking) and 14 units per floor, does it consider high density?
2) 568 unit share with 5 lift only, is this normal? Usually, I thought is about 50~60 units per lift by design.
3) Due to MCO and the take-up rate in boulevard walk (Village Grocery) seems to be a bit slow, any thought it will be better in the next 3~4 years?
4) There seems isn't be a new commercial plan (I could be wrong) in the future in Setia Alam, is it a wise choice to invest in high rise in SA?

Any opinion/thought/advice is highly appreciated.

Hi This is just my opinion ya. I stayed in setia alam for past 10 years.
I think not wise to invest high rise in Setia alam because plenty of land and plenty of landed here.
For the density, I not so sure about this.

Study first the rental yield of high rise n landed in setia alam.
Demand, occupancy rate.
U can pretend a high rise landlord n call property agents to ask them to rent out ur unit. See what they will tell u

Think of why a developer wants to give u grr?
Bcuz they have confidence they will get this rental yield?
Or otherwise.

If it's not because of Top Gloves, don't say high rise la....landed property rental also gg ah laugh.gif
I stay setia alam mostly saw a lot props rent out to top gloves or Roland factory staffs.

For this sunsuria, imho going to be the next dead mall don't bash me pls, so far I've been there less than 5fingers only

Nothing there also, groceries, Jaya eco ardence better, Lotus cheaper, Lulu the best

Restaurant? Setia Mall ada lo...D'network also better lo or ardence

bzcos of the covid and in the middle of recovering. i can see it's better now. new restaurant come back to town. haha
especially the SOHO, residence and the office tower completed and foresee the crowd will be there.

integrated development will help and just a matter of time. of course we can't compare to SCM mall which has been establish >10 yrs

No its not getting better, as one of the tenant there I can tell you the place is getting from bad to worse after they start implementing the parking fees.. Few restaurants closed shop in less than 3 months, imo it will be like Sungai Wang or Endah Parade in another 2-3 years...
