It's good to see nice project like this villa ard CT location.

But my concern would be juara jaya will be the only one access able to cater all the cars from both landed behind CT, CT, and this project. Then most probably would be very jam at the entrance there.

2nd private access is a must!!

Did Zalam fulfilled the full disclosure as mentioned at below article? How many trees will be planted (Foresta claimed 3000 trees)? Number of units at block E, layouts still subject to change?

Even their impressive CloudTree advertisement video comes with sentences "Some art features and pictures featured in this walkthrough are visual impression only. The Information contained herein is subject to change as may be required by relevant authorities/architects and does not form part of an offer or contract." at the very ending, minute 4:20 onward.

Well, I believe many developers in Malaysia didn't list down everything trying to earn single penny by providing cheaper materials or landscape layout. I realized Zalam also provided the less/minimum details required to get users to sign their S&P.

Just to share, is all the wall finishes (kitchen and bathroom) for Block A and B are porcelain ?

Need help from those Block A and B owners to check their S&P, if not mistaken it's written as ceramic which same as Block C and D. Can anyone clarify on this?

I just signed few days ago.. Not received yet too but i noticed from S&P when i signed, it was stated ceramic tiles.. But from info given by SA, Block A and B should have porcelain tiles..

Any other can confirm?

Yes, I get the same docs as you. Due to the spec stated there is so general and applying to all A, B C and D. I feel unsafe because it's not protected by S&P and developer can anytime deny in future. Therefore I attaching doc below for future reference.

I chose Block A, B rather than C, D not for the reasons of higher ground location/exclusive access, but also made careful consideration on the specs indicated in this doc. If I'm getting the same spec as C, D (or not following the specs listed here) and paying higher psf, i will for sure raise this issue up to management level ! mad.gif

Ya ya if you happened to visit WOTP show unit, you'll notice their door is damn huge/tall. I think this CT also having exact size ( height x width) door, which is taller than Yao Ming rclxm9.gif rclxm9.gif

I foresee MRT2 will be delivered on time or ahead schedule.. because the main purpose of MRT2 is to connect Putrajaya to Kuala Lumpur City Centre, and we know well who lives/works at Putrajaya laugh.gif

For Full Flexi CIMB and Maybank Semi Flexi is BLR -2.40%.

To get BLR -2.45%, then CIMB is offering Conventional Loan which is mandatory MRTA.

If not mine mistake Maybank Conventional Loan also BLR -2.4 %. MRTA Mandatory/Optional i cant recall

My case is he's not being honest, he told me he will submit -2.45% for me to see if it works else take MRTA. Later then he told me rejected. However when i checked with CIMB management, they told me my rate submitted was -2.40% all these while.

He created a story and bocor. Dishonest old man yawn.gif
