I tot nearer to station the better?
I used to stay at condo right opposite the LRT station. Imagine: 1. friends able to meet up for car pool (especially outstation travel) 2. friends who stayed with you can anytime travel while you left for work 3. travelling to or back from airport/train station/bus station alone 4. car broke down.. 5. etc.. I prefer it to be walking distance to MRT station, best if 500m since walking out from condo itself takes some time. |

QUOTE(GC 2014 @ Jul 30 2014, 10:50 AM) looking at the station at DAMAI PERDANA, I might not directly benefit Cloud Tree though..It is not practical to walk toward damai perdana station, here is like no where near to any MRTstation...the next stop is The mines which is further.... Looking at existing proposed map, i believe the DAMAI PERDANA station is located at existing bus station that circled in red, walking distance about 600+ meter (if pedestrian allow to walk across as shown as arrow direction).direct beneficial is Damai perdana house.. Maybe can propose them to use the water tank area for DAMAI PERDANA station |

QUOTE(Jagalat @ Jul 31 2014, 10:21 AM) Hopefully it is located at the shoplots areas that can tolerate noise. I don't mind it's far or near since I seldom use public transport. But nearer definitely will add value to properties nearby.(If the station is located at the Water tank area, then CT can get even louder noise. No shoot me pls) Hopefully Ho will re-study that area population and build it nearer since condo has higher density compare to landed houses, and also to cater the proposed new apartment that gonna build right in front of CT. |

Ya with bathtub buyers can do meditation and relax therefore able control good emotions which lead to less defect complaints back to developer, a Win-Win situation. Zalam pls consider this.

QUOTE(Kvsual @ Aug 5 2014, 11:27 AM) Property investment need to study here n there mah. 1100sf, wondering is the width exact same size with CT which is 6600.Kepoh more wil learn more. Haha Dreamcity was my previous purchase but canceled. And got back my refund too. I only have the living area size of CT not Dreamcity. U meant the 1100sf or 1430sf? I've to find all my source first..... For CT: Living + dining area is 330sf (6600 × 4650) exclude dry kitchen. Balcony is (6600 X 1350) |

QUOTE(Kvsual @ Aug 5 2014, 08:18 PM) Hi bro, attached please find attached photo for reference. Thanks bro, very informative. Probably will pay a visit to DC to check it out Basically they r quite similar in layout n size. The dimension was given by SA last time. Only rough estimation as the detailed unit plan not provided to buyers. Similar layout that's why previously suggested u guys to take a look on dreamcity show unit to roughly know how big is it (imo quite small if based on DC 1100sf). Balcony is similar : DC 6400mm vs CT 6600mm (but DC with the AC ledge and steel grill whereas CT install AC ledge somewhere else & with Glass "fencing") Living+balcony: DC 4900mm vs CT 6000mm (exclude dry kitchen) Master bedroom: DC 3353mm×5000mm vs CT 3300mmx5250mm |

Is CT considers as luxury condo? I realized most luxury condos provide porcelain + homogenous floor tiles, seems like a trend nowadays.
And all of them have intercom system, did read the previous posts that it's not included in CT because harder to maintain. Seriously? If harder then provide better solution in term of technologies or whatever (if you have a problem you don't avoid it and say problem solved), same goes to timber flooring at bedrooms. P.S intercom allows tenant to activate the access without having to go downstairs to pick up your visitors, just wait at home and visitor will reach your doorstep. |

QUOTE(HELLO HELLO @ Aug 8 2014, 01:11 AM) for the intercom kinda normal nowaday...banyak new condo development come with this type of system. macam some old condo at pj near tropicana mall ada, villamas atmosphera condo also ada. Pretty sad for CT right?super luxury condo macam seni mk got extra feature.... the panic/alarm button inside every unit. hehe... itchy to press everytime when i saw it. mk seni access card sibeh canggih and small. I used to live at Seri Maya condo which launched about 10 years back with installation of intercom system. It was maintained so well until today (with upgrade 2 years back if not mistaken), should i say Zalam today is not even on par with Tan&Tan developer 10 years back? Hopefully Zalam is not like a stubborn old man with traditional thinking of do less equals to less problem concept and not dare/willing to take any risk. One more question, would Praxcis or Archimatric involve until completion of CT development? If they only involve in initial planning stage, i highly doubt CT themselves able to deliver modern and innovative designs in conjunction of above statement is true. |
