vina is already offical launch, right? so all the official agreement is oledy done between developer and banks before budget announce.

CT until now still no official launch, might still pending approval... maybe not even have solid black n white agreement on DIBS with banks yet? just my thought..

Well, i can for sure kvusal and briancgg are diferent persons....


Forgot to tell u all, i am work in IT, i have a skill can check the some sort like IP address for the forumers here, surprisingly i found that some different account forumers actually sharing the same source of IP address eventhough they are using diffrent accounts, so very most likely they are using the same laptop an log in with different accounts n post comments here


Thats why i m having fun at thie thread when sometimes i saw different forumers post comments but they actually the same persons and some even ask and answer the questions by their own by using different name, really laugh die me la.

Haha, i dun wan to expose they are who la, but i am watching u. Wakaka....

ya i saw the green residence@ cheras 9th mile...looks nice...same developer from green terrain, right? how is the price? i heard is quite reasonable and cheaper...

I agreed on your views on the pros and cons too. One of the forumers here did asked me not too obsessed on certain project, must check in details every part. Yea i did and just trying to see if any other alternative projects out there which meet my preference.  These Duplicate SA thingy really spoilt the image of CT or even Chester SA though, goreng it til high exposure yet give ppl bad impression and Makes me headache/wonder if i've made the right choice.

Green residence, I did contacted the SA and He just not too interested in entertaining me. I cant make it as he suggest to meet far away and during evening time 6-7PM peakhours. After I've rejected few times, the SA no longer contacting me =.=

no Sales office yet
1100sf, 1277sf, 1328sf, 1440sf (good size)
530psf (not sure before or after rebates)
Location, Jalan Sayang 1
Total 584 units
Opposite Green terrain (I dont like its design/facade/color)

Thats all I know. i went to the site. There's green terrain, soon to complete Imperial condo.

haha, no la, i biasa kena shoot oledy by those sale agents/hardcore buyers when i share the bad things for certain projects..but so far nobody suspect me as salea agent..just a pure home stayer and investor...

i think with the long delay for CT launch and no detail on officially launch, really a potong stim for some interested buyers...and with budget announce no more DIBS and high RPGT, sure will scared off some flippers... for sure will affect the launch price especially for condos which seems like too oversupply recently...just take it slowly and look for more opportunity...there will be more n more reasonable price launches in next year especially for condo... tongue.gif

SA? chester agent ah? fast fast ask u apply so later u fast fast sign LO then can close the deal then they can got the commission mah...

but u r the buyer and u r the one who pay the loan in future, better be careful on it, not even have any detail in black n white about what material used, what is the floor plan. just look at the modal and some promises from some SA or so call zalam stuff at forum, it's a little bit risky for me...my 2 cents...

means if SNP price is 650k, intial is 8% discount with DIBS, now no more DIBS, add in another 3% discount but this discount is after handover the ky only pay back...during construction, interest have to pay by buyer...so net net the price reduce to 578k...but interest amount during these 3 years also have to add in lo...

As I remember the DreamCity SA shown me their Non DIBS price is around 700K+ and DIBS price is 760K+.
I believe there wil be more than that, Just see if Zalam concern of their benefits or more to buyers who get it for their HOME.

I wonder why we are keep waiting & waiting here for the launch in this Inofficial LOWYAT forum, never ever receive any Formal email or anything from Zalam management.
I can't see any professional way yet like sending us Invitation from them (not from SA / Chester), but Zalam own management.
Almost everyday I've received invitation/private from other developer on new prop launch regardin peanut developer or welknown one. But Zalam just no feedback at all.
Please do something to ensure our buyers who been waiting patiently for 6 months.. Their condo concept is OKAY, but not the way how they marketing it like others.

no showroom for me is quite bad, show no sincerely at all, i think as chulk gor feedback ebfore, zlam confirm will not built show unit.

even some big developers like SDB or sp setia or sunrise will built a nice show room for buyers to view 1st before buyers decide want to buy or not...

u r right, the interest during construction for 3 years is about 5-6% for the property price..3% rebate, very less...kena con by zalam if he replace DIBS with 3% rebate

Riana green n seri riana is luxury condo project from ijm....location very good, walking distance to lrt station and wangsa walk.....many petronas high pay stuff stay here, rental also very promising...only draw back is leasehold....seems like the price is higher than cloudtree but location and developer more promising..still got cheapest unit ah? 750k after 8% discount is about 690k.....

Still got around few units left based on SA few weeks ago....almost book one but finally decide divert my investment to 2 landed instead of this one...but this is very nice project for own stay, gated guarded freehold, 3 storey,20x70.800k plus, freehold at mature makhota cheras.... rclxms.gif
