D 1st 2 phases were launched in june 2015 with vp in 3 yrs so shud vp by june ths yr. Also depends on when s&p was signed. Actually construction already completed within 2 yrs but due 2 time taken 4 water supply thts y vp in 3 yrs

hillpark puncak alam.... i see those subsales transactions all running at 20% more than their nett price after less than 2 years of VP.... consider decent for current climate kua and its all leasehold.... most probably also 50% bumi quota in that area.... and i think SEH also macam gt appreciate sikit from their subsales transactions over the 2 years... not stagnant macam EM....

If not mistaken, em price got drop right? I see ppl selling cradleton around 560-570. This is lower than launch price right?

there are some drop.... but averagely i would say still consider close to stagnant ba.... still gt above 600k transactions... maybe those who sold 560-570 got special discounts internal staff....

hillpark got lucky nia, it was vPed before the property soften as compared to EM.

when I said wong, I actually meant vibrant township with good commercial, akin to setia alam as recent example.

owhh... then nothing much can be say also.... but so far SDB very slow and steady in commercial activities one... but here still can rely on the growing commercials near SEH/EM there also geh....

the latest VP phases of hillpark mostly close to first quarter of 2017 wor... macam ini also consider lucky ka.... i consider 2017 as soft performing year for prop also although not as bad as this year.... tapi banyak subsales transactions xia....

latest phase vp banyak lelong rite??????? last time when we looked thru lelong units in earlier phase, can only found one or two. But the latest vp phase banyak lelong.

but the latest phase is actually meranti... surprisingly alot subsales transactions... last time SPA price below 500k... subsales can sell til more than 550k SPA price...

eh pai seh... UEM... but this place surprisingly not reli consider under bangi? so near to go from ecohill...

dunno where is serene heights, when travel along jln semenyih, there is a slip road pointing 'serene heights' this way, a narrow dusty road....look already straight lose appetite....maybe inside is a totally different world.

Heard kpj probably building a hospital in sh - still under nego. If true then good 4 sh n semenyih residents😆this hopefully will push up sh's market price
