I din said setia eco hill no good ler. So far, based on the master plan . SEH is the best location in semenyih. Believe SEH 2 and EM as well. For sure very potential in future but need to consider others factor ( i mentioned in previous post) before decide allocation of cash flow and bank loan to tis area. Coz all of the factors will affect the timing.

Market affordability and uncertain of economic really will affect the good ROI timing n sub sale transaction.

SEH will repeat setia alam history? House price yes. Timing!!! Really need to think abt it since no significant increase of household income after 2008 vs property price.

Current sub sale. Market value?. Yes still very good. Enquiry?. Yes but slow down. Real transaction? Yes but lesser.

Just reminded, good price is not enough. Investor needs real transaction. Paper gain still paper gain only.
Money come bk faster, roll faster, make money faster.

anyway, only my personal opinion.

Hi, on top of stop DIBS. Bank LTV needs to base on real purchase price instead of SPA price.

Example SPA price. 1 mil
Developer gv rebate 10%
Real purchase price 900k

Bank LTV will base on 900k.
No more buy house with zero down payment.
Wat do u guys think abt SEH new launching next yr? No DIBS n rebate.
Will SP setia maintain the same price for phase 2 since no more DIBS and rebate is not allowed?.

Rimbayu respond quite good coz the location is surrounding by Kota kemuning, putra height and saurjana putra. Especially kota kemuning oredy is matured township n u can access to Rimbayu from Kota kemuning as well.

Was in semenyih last weekend. Managed to visit 2 local developers. One of the developer selling semid corner size 81 x 80 only rm 810k nia. The site is along
Jalan semenyih about 2-3 mins from ecohill. I think its called kesuma lake.
What do u guys think ?

If talk abt Semenyih. So far, SEH still is the best location based on the master planning. SEH 2 and EM also will be very potential as well. Once Eco link is complete, u will c the diff.
