Bro AKH,

Legal fee, MOT and Stamp Duty SPS pay.
When LTV is based on net, it means after cash rebate (discounts) - which reduces the DP - hence, if prop is sold at RM1m without any discount then LTV is 90% on RM1m. Thus, no impact to buyer to pay the other costs.
Buyer just need to fork out the 10% as per usual. The only uncertainty here is if got DIBS or abolished. If abolished, how DIBS is going to be compensated since this has be pao into Selling Price.

Bro Ambang,

Based on my checks, rebate here means the cash rebate, not the freebies. Lets face it, some banks finance the legal fee. So, if they were to punish buyers to fork out all these additional payments, banks will not be able to grow their loan book. It has to be a balanced equation. BNM would not want to curb the spending all together and let the prop market crumble.

I checked around with Banks, as you know I was "not around" on LYN. As said in other post, BNM did say it has to be based on the net selling price. Though there are ambiguity now, bankers are saying that Nett Price will be calc. based on Gross SP - Rebates = Nett SP; this is because, some rebates can be quantified, some could not. Hence, how to standardise the practice.
