Hi Bro Mel2 and New Klang,

You cannot change name - can request from SPS - but, subject to approval. If due to loan, I think the waiting list buyers will get it. Need strong justification.

helo, epf can be withdrawn for house downpayment? any house? applicable to 1st house only? what is the frequency of withdrawal? what is the procedure? those who have done it please share info.. thanks!
*
Not all of the EPF; it is EPF account 2. Only EPF savings from account 2 can be withdrawn for house purchase - not limited to any number of house, you can withdraw as long as you have funds in EPF account 2.

The money can be withdrawn as lump sum for downpayment or monthly basis for repayment of installment- however, for repayment of installment, the funds will be credited to either your account or loan account (should you provide the number) but, that portion that is subject to monthly repayment will not enjoy dividend for the year - meaning that, if you withdrawn 20K as RM1.8K per month installment payment, the 20K will not enjoy dividend.

Better to withdraw lump sum every year end and dump the money into the loan account.
Besides, house downpayment, epf account 2 can be withdrawn for renovation, study

QUOTE(vislai @ Nov 18 2013, 10:13 AM)
good morning bro darween, i would like to ask you, for those of us who have signed our SPA and Loan agreement. Will it be updated in my CCRIS already? Indicated that i have one more new housing loan commitment in the CCRIS record.  Or i have to wait at least few more months?  hmm.gif
*
CCRIS would have the record of application and status:
1) Domestic (D) or Foreign (F) Banks.
2) Loan Amount
3) Facility Type
4) Status (Approved / Declined / Expired)

Accepted loans have different status, but am unsure what the status will be.
Once accepted and installment begins, they can track based on the payment trend.
The only way I know to circumvent the system should I want to purchase more than 1 prop in the same period - I will make the loan amount / SPA as same value and submit to two different banks simultaneously. It has a 50:50 chance of going through.

Dont quote me should any of you attempt this ya. But, no harm cuz banks cannot prosecute. I had a friend who was moving to OZ, definitely, ineligible for 2 loan but he did the SPA / Loan Amount the same (1 Commercial and 1 Residential) and lucky him, the loan got through and he cepat cepat sign LO - this is Credit Evaluation officer's duty to cross check.

Bro Vislai, I just realised, I didnt answer your question - it would show as accepted, but till drawdown, should not have the commitment details.

thanks bro for your professional explanation. I am not trying to do that. Just curious when it should be appearing in my CCRIS record. Let says early next year i want to buy another prop..i am wondering whether the current ecohill commitment been included for DSR calculation?
*
They will if your loan has been drawdow; also, all offer got expiry date. So, if only one remains - means you have accepted - so, they will be able to calculate.
The rest will be expired.

I have another property which is still undercon when I take the loan for SEH. The banker aware that and they also know the amount of installment I am committed to pay during VP.  It is from different bank and is a commercial unit, so I believe they can trace it somehow..  sad.gif
*
Bro, undercon or not - CCRIS will update monthly; so, if loan drawn - then it will appear, and they will know your repayment amount - they can trace it eventually. So, if i pull out 3 ccris statement and it appears there - means you have that as a committment bro.

I am not sure for others, but most bankers do ask me about the loan for that undercon property when I apply loan for the SEH. The interesting thing is they aware about the loan, but they dunno the project details of the loan. The question normally they asked was "You have another another loan amounting to xxx, what's that for?"...

Yeah, too bad, perhaps like what's being proposed by bro Darween, two projects going into the application as same time, getting approval about the same time when the banks doing the evaluation. But, it's just too risky I presume. Banks always have term and regulations in their LO, which enable them to revoke or modify the loan exercising I presume, whenever they found out the discrepancy. So, to play safe, it's a no no for me.
*
Usually, they wont know the facility is for what, but they know all the other details - if any of you got time, you can walk in to Bank Negara in KL and get a print out of your own CCRIS - that way, you will be able to trace your committment and understand the CCRIS Statement better.

If you withdrawn for your first house, you are not eligible for this second house.

If you never withdraw before, you can apply for this second house.

Bro LionKing, thanks for the clarification.

Additionally, please refer to the link, withdrawal can be made should you had disposed your first house.

Bro Darween,

"Withdrawal to purchase a second house is allowed after the first house is sold or disposal of ownership of property has taken place. Disposal of ownership refers to ‘loss of ownership of the first house owned through previous EPF withdrawal’ either due to auction, surrender of property by court order, transfer of ownership because of love and affection, destruction of house due to natural disaster, abandoned housing project or cancellation of purchase."

So, if transfer the first house to wife/children/second milk, seems still can withdraw from from the EPF...  tongue.gif  tongue.gif

Lol, seems like can transfer more money out to pump prime into property market that has better ROI than the EPF dividend...  rclxm9.gif
*
Bro Sam,

Yes, withdrawal is allowed, and I called to check as well; the reasons are non exhaustive, as long as the first prop hs been disposed, then, can withdraw.

In fact, you can still invest your EPF Account 1; the excess after excluding the Basic Savings amount - into Unit Trust, in Public or CWA - better dividend vs EPF annual dividend. At the very least, 12% - 15% annually.

Hi CY, me quite new here.
So forgive my ignorance.
Been to look c look c the show house lately.
I tot the bedrooms will be using porcelain tiles instead of ceramic tiles?
On another note, does it say the electrical DB will be single or three-phase?
Thanks.  blink.gif

Teenman,

I dont know much about the Spec, but I believe, it would be 3 Phase wiring considering the electrical appliances that goes into a Semi D.

anyway, want to highlight here about the spec for Argentea, for bathroom, the tiles (wall finishing) is up to 2400mm high, is it the height up to ceiling already? Kitchen wall finishing tiles is up to 1500mm... blush.gif

Hi Bro Vislai,

1FT = 304.8mm
Hence, 1500mm = 4.92F; should be half only lo like this.
Bathroom looks full..

Spec for merrum shld be out de la.

I believe the tiles for kitchen and bathroom are full height, otherwise sps will state it as 2400mm or 1500mm.

Long bath is also stated in the spec for Plavia 2  rclxms.gif
*
Please check if you could find the spec for merrum.
I am not signing SPA till early Dec. My LO not out yet. And, I am travelling next week.
