Why maybe? The reason some people chose Balakong, Sungai Long, Seri Kembangan, Semenyih, Kajang, Bangi is because they worked in southern KV, places like Putrajaya, Cyberjaya holds quite a huge numbers of employees.
While Rimbayu and Tropicana is in better location, that might not be true for everyone except if they are willing to travel further.

Hence it depends on buyer's background and preference.

That's not to say which is better, but merely saying which is better for certain people depending on their needs/preference.

Overall, it just about 20 minutes drive to Cheras, which with the similar pricing, one only can afford an apartment, rather a landed property..

Was in semenyih last weekend. Managed to visit 2 local developers. One of the developer selling semid corner size 81 x 80 only rm 810k nia. The site is along
Jalan semenyih about 2-3 mins from ecohill. I think its called kesuma lake.
What do u guys think ?

I do agree on that, direct link to lekas and straighfully go to silk, reaching the TTDI groove in 5 minutes, which is selling more than 600k now. TTDI groove during launching is about 400k ++ as well, that was 2 years ++ ago...

I fully agree on that, it's hard to compare two different projects in apple to apple basis. Even same size, same location, same facilities also hard to compare, as they may different in terms of materials used, design, total buildup etc. As same like like SEH, no club house, but have parc and community hall and less maintenance fee, different context and functionality indeed, depends on buyer perception of course.

Very true, compared to MKH Pelangi Semenyih 2 latest phase which launched less than 1 year ago, price of SEH is higher than 10%. They are selling less than 400k for 22 x75 DSL, if not mistaken.

Again, hard to compare since they are building a housing estate, while SEH is building a township.
