The Yuk Tung Group is launching The Centrina Service Apartment at Central Residence in the bustling Suria Sungai Besi area. Convenience and accessibility is a big sell for this freehold development.

I stay somewhere there, the location is superb for me. The jam during peak hour is considered good conmpared to other areas like damansara, Cheras, Shah Alam. The best thing is the close proximity to TBS.

Not sure the developer quality though...

Only the phase 1 SOHO type are facing the cemetery. Else phase 2 & 3 (The Courts & Centrina) is facing highway n klcc view.

By the way, SOHO type are all sold out. So, u need not worry.

So, if u guys think, there is worry on the slow build up of Central, I am more worry.

But the build up slow may be over, as most of time was spent digging that big hole for underground parking.
That is why some condo developments minus basement parking sand go for high tier parking and complete faster.

Central Residence got few basements parking and so, the time spent for this part of engineering takes up a lot time.
Once that super concrete stage of basement and main G floor is done, I think, it will be quite fast moving upwards.

There are good and weakness of any development.
The cemetery may pose some negative comments, and invite positive comments.
These are the risk management.

The developer must push positive news out to market and make CR the premium address. The developer must ensure quality management.

Yes but the court and centrina utility bill is residential rate cuz it is under HDA, once construction finished, the developer will convert it to residential. The maintenance fee is RM0.25 psf.

The progress previously was slow due to the 2nd contractor problem in delaying the payment for subcon. Now main contractor Gaya pay directly to subcontractors and the payment is fast. So the progression is fast now. =))

I don't think house owners care about whatever Gaya or whoever's problem Lo....I know we're in boleh land,even building palace also can have problems...but for us owners most important is when or can It be handed over on time.

Dear Goer&Doer,


Thank you very much for your update and information. I feel that most buyer are very concern about the progress at site what cause to the delay of the site construction. At least all the doubts about the delay has been answered rather than we are keep in the dark.

I do see progress on site and many workers working on it when i passed by in the afternoon just now. They are now constructing up a on a new level which is level 7.

Nope, I am SOHO owner. U bought the Courts?? I have no idea what is the percentage of ppl buy for own stay and investment. I feel that own stay should be more since the selling price per ft2 is quite high and the capital appreciation will be lower. People will go for lower price per ft2 for investment.

Hi Goer&Doer,

I would say every condo will have to face management issue and even G&G landed properties do have management. I feel that the Central Residence selling price is higher and I guess will attract better buyers in terms of financial background. Normally, condo management most problem is the management fees collection. With good fund collection, the management should have sufficient fund to maintain the property well.

Congrats to you on your purchase of Centrina Unit. Good Choice!

Thanks again for the input. Ya, the price is higher compared to others. But from previous posts, I realize most of buyers tend to buy for investment. Not sure whtr a good sign anot especially many condos or soho will be completed around tat time. Plus, new laws will be implementing, expect market will cool down but still think property price wil stay sky high. But who knows. Gut feeling said I should buy early regardless but just to be safe now abit struggling whtr I should purchase for own stay at this moment where future is so unpredictable. Any insight?

If you plan to go for centrina, then the cemetery view won't be a matter for you. The view will be block by SOHO (phase 1). The SOHO (phase 1) is facing the cemetery view.

Not sure about rental rate in that area, but guilou/foreigner definitely will choose somewhere to stay like KL, Bangsar, MK, or cyberjaya in future. Not about money, but my friend's SetiaSky just found a japanese tenants willing to pay RM5k+ monthly rental for big unit.
So stil depends on the location, quality and security.

my floor is 23A means floor 24..hehe sqft is 782 and type H. yesterday bump with 1 guy want take his offer letter with same bank agent.his floor is 21 and the price is rm565k same sqft. I bought at rm556k.just calculate the different. i ask my SA,he said the completion date maybe around 2015 quarter 3rd.

Wah, RM 556k for 782 sqft. Not cheap leh. Don't know they have increase the price or all the while selling at this price for this 3rd phase. The price per sqft is RM 710 per sqft.

during centrina launching last november i went to showroom to see. the SA qouted the same floor C-23A-1 to me, i still have the calculation paper with me. it was rm556k before discount just as you said. haha i guess it's now belong to you, congrats for the purchase. your unit is definitely have a better layout design than my first phase soho 731sqft. i dont mind paying extra for that layout actually. oh well smile.gif

Where you heard from?? Reliable or not?? I doubt with it.

There is only 10 units of retail and very limited. Normally, hypermarket require some minimum space for them to consider.

Try to check out beside of KLCC close to it got also one of small cemetery over there, can you afford to own a condominium over there? For me I don't scare of death ppls but I only scare for ppls are alive like you.

okay this is confirm by developer. old town cafe,clinic, dobi and convenience shop whether 7eleven or speedmart (not confirm yet).This is what developer told me yesterday when i sign for s&p.

THE government is looking at extending the express rail link (ERL) service from KLIA to Malacca.

After its completion, YTL had proposed extending the high-speed rail line to Singapore for about RM8 billion.

The proposed ERL extension to Malacca would help ease congestion on major highways in the Klang Valley.

With the ERL, travel time from Kuala Lumpur to Seremban should be about 50 minutes, and an additional 30 minutes to Malacca.

Saw the booth at Tesco Ampang today, left the larger unit 1121sqft Type A and 1123 sqft Type K. None of the unit comes with balcony, so no sliding door but only windows.It also means the unit will feel slightly bigger than those with balcony.

I like the position of Centrina, facing the pool, should be able to maintain some privacy as the other 2 phases are not directly in front of Centrina, though people can still peek if they want to.

Asking is 750k+ with 7% discount. Still plenty of unit left.

The reply is regarding where is bandar Malaysia and the HSR location.

There will be a new road opposite CR direct to Taman naga emas mrt2 and can go to Sri petaling also. Not a bad news for You guys.

12 o'clock exit from the yellow round about is between shell and esso station.
