so far so good budget except the stupid allocation of budget to dev and actions not enough to curb prop speculation.

it just made first house owner harder to buy house without those free SPA, etc..

First 5 yrs RPGT is no issue to speculators

is it possible with RPGT increase, property prices might increase instead?

for example speculator decided to hold the property longer to avoid tax, thus reducing supply for sub sale and drive up prices?

3 yrs already in construction.
even they want to sell in 4th and 5th year, 20% and 15% is nth to them

RPGT count start from loan service, not S&P date?
