I thought you just bought the Arcuz which is much nearer to the highway and future lrt track, not more noisy? Be careful Arcuz is very high dense whereby more people create more noise usually
Yes, but interested to compare and learn initiatives of developers in reducing noise.
I personally visited Nidoz residence and observed the window quality able to reduce 85 to 90% of the noise when it is closed, plus it is tinted. Not sure about arcuz but heard they will adopt similar specs.

How do you justify 85% noise reduction ? Any certificate from lab? Tinted means the view direct from window will be affected? If window closed, home become darker? I am not sure, just curious... I am not SA or owner of Highpark too.
Between, I feel the arcuz alot of unnecessary facilities, usually people who stay in condo, use pool and gym only. The rest become abundances incur extra maintenance costs only. 0.45psf maintenance is not cheap with its high density/acre
The percentage just a rough estimation, but please refer to video below for Nidoz windows acoustic performance. Credit to my SA.
Tinted means not so glaring and hot like your car tinted, which can be seen as another extra features but if you want to enjoy vitamin D to the fullness then this may be bad for you haha..
My understanding is the maintenance fees + sinking fund for The Arcuz is 0.38 psf at least for now. The additional facilities may not be frequent but it offer you options when you want to, guess this is the differentiation for choosing a Pure Stay Oriented Vs Lifestyle Facilities Oriented development?
