Premium.. I won’t use the word premium. I would describe it as quiet and secluded. Premium means different thing to different people. Some feel desapark is premium, I feel that’s just a place many outsiders like to come hangout. You can see evening full of people at the park outside the housing areas. Probably half are not even staying there. To me that’s not premium that’s like a landfill, people from everywhere else come fill up your taman. LOL.

SP Setia compete their master plan, it will be so cheap? The cluster is semi-D. As I’ve said the commercials are coming — you can see the construction now.

1.3m is published price. HOC means 10% discount by developer, and other goodies. Below 1M can get terrace. I don’t think Alam Impian ever sold any semi D below 1M by developer. The current price doesn’t take into account the future development. At least not yet.

SP is serious about Alam Impian. That’s the only tip I can give you. As SP adds more commercial, the overall pricing of the township will increase as it becomes more vibrant. Of course SP also want to sell houses at a higher price maaaaaaa.

Anyway I have no doubt SP will be able to sell.

Ya the lakefront at AI has the club house coming. But I do not foresee a mall. Not sure if the master plan has a mall. I don't think there's a need for a mall, I prefer neighbourhood shops/malls.

And being landlocked by a toll is the reason to stay here. Everybody's requirement and preference is different.

You guys feel a place like Desapark "opens up" the commercial and people flock there. That is accurate. My friend stays in DSP and can see waterfront is packed every single day, and she can't even enjoy it - no parking. Can't ask friends to come hang with her.

So, I agree with your view, I wouldn't want my township to be filled with outsiders, I want it to be exclusive. You not willing to pay the RM0.90 toll? Don't want to come here? Great, stay away.

EDIT: Put it this way, if my neighbour is complaining about the RM0.90, go stay somewhere else. If you have no qualms paying that toll every time to enter/exit, it kind of excludes certain class of people, if you get what I mean. Not that you can't afford it, but your mindset.

Spot on. It will still take some time. But it will not hit the levels of Kota Kemuning anytime soon. So I don't recommend for investors or flipping. Just opposite across KESAS, Eco Sanctuary & Rimbayu is way more happening.

Nope. Localized flood due to drainage issue at the new phase. But the township is fine.

Edit: I’m not sure about the Naza side, but I think that’s higher ground so should be fine.

Eaton ready by March 2023

Everything is sold out for now @ welcome center.

The new commercial at the roundabout near the mosque is about to be ready, I reckon 3 months it’ll be operational.

Yes it floods here please go away lol. Already repeatedly said the “flood” was caused by drainage issue. Study the elevation of the land and look at the retention pond in Alam Impian itself.

Well, I think the opposite side near DASH is more happening and appealing to buyers. Plus the 3 developers there are doing a great job hyping it up.

SP Setia still seem pretty quiet and haven’t really pushed AI. I’m eager to see their moves. I believe it is due to timing.

Design and quality of homes are top notch, Central Park which is the center piece of any new developments I can say is a failure. Commercial is a failure. So Im quite hopeful of spsetia bringing new dimension and perspective while the township still have a lot of development potential left.

It’s really not surprising, while InP is stuck with 20 years ago mentality of building rows and rows of houses only, albeit with quality, the market has moved on. They can get away with it at Kinrara or glenmarie as the location has really matured, but for a new far flung location for it to succeed without waiting for 30/40 years you’d need a good concept and good implementation.

InP taken over by SP setia is a good thing, human are hard to change, just see Tun M. A change of guard is necessary in order to see things.

Compare the same period I&P product to Naza product.

1.Flooring materials
2 layout & ceiling height
3. Fit and finish of taps, WC etc
4. Land size

You’ll find your answer then.

I’ve compared and have my own conclusion, but diff people would have diff view.

I perceive TTDI Naza as a cheaper product versus I&P ones. I have not seen the new SP products so I cannot comment.

You’re buying a house costing more than half a million. Suggest you go view Naza, I&P & SP and take down your own pros & cons, and make a decision you are comfortable with.

I feel the last phases of I&P to be superior to the earlier ones. At least for the ones I’ve seen. All these are just my personal view hor. I did not see everything, but seen enough to form an opinion.
