This location is really bad. Odour smell, the guard house is nice to see but the guard is not strict at all. Maybe due to many didn't pay security fee so the security also substandard. It's time for them to stop bleeding. The new township in Klang eg. Bandar bukit raja is performing better that this place as can see the good occupancy rate.

AI is only 1 step away to Klang border. The distance from Taman Eng Ann Klang to Klcc is the same from AI to Klcc. I can only see improvement in this Taman if commercial activities kick in perhaps. The siap bina Semi-D at the front is ready for age but still no one move in. 1 township will develop only it house ppl who has high spending power .

Pla pay a visit to McDonald at Jalan Kebun if u wanna avoid 0.90 toll, abt 3-4km from Ai Pentas or KFC at Bukit Kemuning. See what kind of croud you have. I think u may find criminals who committed crime at Taman Eng Ann there.

Around that period. The occupancy is improving but mainly rent it out. It's easy to judge whether the house is for own stay or tenanted out.

I would say for a 700k+ entry level property coupled with the size of the house, the current asking price at 800k plus still with available unit and the rental probably between 1.5-1.7k is really a miracle.

AI houses are actually a hidden gem in my opinion, although some may claim toll la, no commercial la, etc. For all real property investors, buyers, you should know what you want the most.

Further info: another commercial in the planning, tentatively to launch next year, out from toll, on the right hand side before the first roundabout (mosque in on your left). If commercial really start kicking in, and the phase A5-08 will open up Persiaran Tun Fatimah, then the overall condition in AI will change again.

Agree.. That road brings benefit to tnm Sentosa, Kg Jawa taiko and members...... Feel 1 kind when at Jln kebun like life threatening u know. Lol

Is the waste released by the nearly factory resolve? It's a bad odour when was there few months ago.. If the factory is still there I think is hard to boost the this residential area..
