Investment Puncak jalil still good to go for buying+investing

As per title above, im looking for a house for ownstay+investment, near to bkt jalil and landed property, by far researched puncak jalil is my best choice, however i would like to hear more from taiko taijie here, any comments?

Please lah, avoid talam prop at all cost. You wanna try the hell traffic at puncak jalil? Try coming out from puncak jalil to bkt jalil at 7am, remember take ur breakfast in car.

if i craving for landed, guess puncak jalil the best choice le...

my gm staying there and i used to go to his house. overall i think not bad. summore last 2 month when i go to his house, the surrounding neighborhood started to hire some guard at certain junction and make it like gated and guarded type (the cheap type). at least there are some improvement.

if die die wan landed, guess puncak jalil is the cheapest and looking 'still not old' landed house. with 'gated and guarded' summore. who know the price can up since the g&g is the trend now.

IMHO, if really wan to get landed there, try to get the house where the land of the house is HIGHER than the road. some of the house 2nd floor is same level with the road which i find it quite uncomfortable. maybe bad in feng shui too (my own opinion).

For the price that you pay, I think Puncak Jalil is a wise choice as the location is near to KL town.
No doubt, the traffic especially the early morning to work is killing.
My sister have a double storey house there and it very easily rented out. And is worth RM400K now.
I bought my terrace house in Seri Petaling (just to get near my parents) 2 years ago for RM700K, (now probably worth >RM800K). At thesed 2 place is merely a distance of 3km-4km. Seri Petaling is almost 30 yrs jor.
So end of the day is depends on what is your priority, For puncak Jalil, for me , if the title issued out and house condition is good, why not ?
Talam workmanship is bad, but that is in general, sometimes, when you buy subsale house, u are the one who view the completed house, and sometimes, previous owner may have done some reno or rectification on the house.

Yes, most of PUJ 9 roof is same level with the road! Also, please avoid PUJ7/xx which is facing the high tension cable. But having said that, my fren just sold 1 corner unit facing the high tension cable for 600k! Bought at 310K. Not bad appreciation oso ... lol .. tongue.gif

Well said. Puncak Jalil jam issue will be solved somehow when commercial development in BJ is done. Location is far better than Sierra 16, Putra Permai or even Putra Heights.
Phase 7 with land size 22'x70' shd be the best quality among all. If possible buy corner

My personal reason to buy PJ is

A) affordable landed property at +-rm400/per sq ft
B) Kidex, Skip and Mex new interchange will come in soon
C) the condo in taman equine will push up the value of Landed property in PJ once they are built

Do your own due diligence, at least u have no one to blame after all.

oh ? Puj ... Hmm I just sold 1unit 20x70 ds in puj 4 this February . Honestly the area is good for living and location wise not bad . Been living here more than 7years and rarely heard criminal case around .
just kindly remind that just purchase those house with individual title ready to avoid the problem on taking loan and processing those legal stuffs wink.gif

Puncak Jalil pricing keeps going up recently.....better buy early.
At the same time, you may look for Bandar Kinrara landed properties as well if budget allowed. i.e. BK4-5 near Giant Hypermarket. thumbup.gif

Taman Equine/Equine park to Sierra 16 are very happening nowadays. MEX highway is under-construction right now and merely 15minutes to kl once complete....it is another township you may take a look.

Mex entrance and exit at seri kembangan. But problem is mex also jam in the morning... I think it may be worst when the construction done man's expect more cars using mex highway. By the way, heard there will be a toll to use the mex from seri kembangan.

U/C MEX, proposed S.K.I.P, proposed KIDEX will definitely help to improve the traffic in those areas... Puncak Jalil, Kinrara, Taman equine, Serdang, Seri Kembangan, Sierra 16.....

my gm staying there for 6-7 years d. only once got people climb into the house to steal car battery. other than that, ntg serious le. no car or house broken cases....
