Current stages think est8 has better combo.

Here combo depend on surrounding Maluri, cochrane and highly depend on neighbours trx. If trx failed, may affected alot here.

TRX is the crucial missing puzzle to connect all areas around like bkt Bintang, KLCC, Velo to become big lake and eventually will speed up the development at sleepy chan sow lin.

Without TRX this missing puzzle, Velo is just a small kolam there.

Yup, sunkwey self sustain pretty sure no problem & really stable.

If trx boom, believe will attract more quality prc come here like the pool of prc near Intermark also because of the klcc center gravity.

Jalan Cheras View... Street and pedestrian walkway has upgraded alot especially sunway velocity here. Looks vibrant and young.

Underground mrt still better than elevated mrt. Can enjoy aircon while waiting at station.

It is still abit far to walk over. Mv Consider a cheaper option if don't mind to walk a bit. behind Mv many low cost flats too. To save even more cost will ppl rent a room at low cost flat instead?

Hope the surrounding here can slowly upgrade. For now The only upper hand for this area compare to DPC, Sri Hartamas and MK is only the mrt stations and lrt station connectivity.

Before sunway IKEA mytown came to this place, it was quite a rundown and dodgy area. Back then even Leisure mall area was better than here.

Could be wishing for spill out effect from Sierramas Valencia. IGB International school and mrt station. Looks like still not attractive enough for public.

Believe still need some real big players buy down a massive land at Sungai Buloh to develop a big township package like uem sunrise MK, DPC or Sunway. Only they can enhance the infra and connectivity.

Believe investment % higher.
Coz more and more expats, students, retired foreigners & travellers love to stay around here. Surrounding combo package quite good. Hospital, Park, Mall, School, Office, Pub cafe, Restaurant, Grocery, entertainment, Cinema, Banking, MRT all within reach.

If price good, just rent it out & get else where to stay.

Velocity Mall already become morden China Town. Plenty Chinese restaurants and market stores. Super happening.

Even plaza 393 shoplots beside velocity also turn into Chinese Market place convenient store and restaurant too.

Sunway now a taikor in Maluri Cheras. Really Powderful๐Ÿ’ช

Last time Japan mall era. It seems like China era now.

Sunway velocity and Pavilion Bukit Jalil both focus on China brands.

Pavilion KL GSC cinema also changed to DADI cinema. Really cool cinema environment. ๐Ÿ‘

For local Chinese, as long as not pure Banana sure not much problem. Although local Chinese food kinda different from China food, but still got alot similarities. Many young local Chinese really like to eat China food too.

Kuchai, Cheras c180 CTS also many China foods, even Mont Kiara Publika also has more China stores and restaurants compare to last time.

If pure Banana Chinese I think won't be active at this location maybe low % ๐Ÿ˜‚

Many banana I knew now also try not to be banana oledi. Trying to learn more Chinese as they can. ๐Ÿคฃ

I went to some little up class China Hotpot in kl city. 1 person minimum spending about rm150+- pp. Many China and some % local Chinese, Angmo customers. Need to book table only can go in. Really fullhouse and you only have 1 1/2 hour to eat. ๐Ÿ˜… Business so gooodddd....๐Ÿ‘

Expension of Velo getting near to CSL Station.
Distance not much different compare to maluri Station.

This place velocity area like a future Tanjong Pagar at Singapore. A Morden multicultural Chinatown area.
