Quite significant difference. Definitely pay for convenience and matured location, for SV2. Still relatively cheap given that it's practically on top of a mall, a hospital, and MRT. Trion 2 "cheap" because location not that connected and still mostly industrial/old shops that have mostly closed down.

Currently there's starting to show signs of overhang for affordable housing because government not really regulating where and how they're built. Already can see many units from affordable housing range entering the auction market.

Majority of potential first home buyers (aka the people who rent rooms/units) barely able to afford anything priced above RM500k with the pandemic slashing jobs here and there. Even though interest rates low, banks also very strict with taking on new risk, and people generally not willing to buy property unless they're really secure in income. SV2 is priced quite a bit higher than what most first home buyers are willing to spend unless they really like the location.

As for investors in Klang Valley area, unlikely to make money these days because economy is that weak 😅 not likely to get better for next few years.

Ownstay bruh, I don't really plan on moving for next 10+ years because of my work circumstances 😂 I never claimed that Trion 2 is "better" or a worthy investment. Hell, I'd argue it's a pretty risky prospect for investors in current climate, like most properties above RM500k that are near city centre right now. No international tourism = no market, industries slowly moving to work from home/virtual workspace etc.

I'm just a late 30s snowflake that likes high rise living and can afford to do it tongue.gif

Ultimately every homebuyer is different, both with regards to demands, needs, and affordability. Every project has pros and cons, and many times what's positive for some people is negative to another 😄 someone keeps large dogs would NEVER want to live in a high rise, for example, and would likely rather live in outskirts with plenty of yard space. Someone who's a bachelor who prefers convenience on the other hand may opt to stay in a studio near the city.

And as someone mentioned above, dismissing youngsters as strawberries is a bit dangerous, since like it or not, we're all ageing out of the workforce. Pretty sure most of us were young and stupid once. Best we can do is to borak² on forums like these and let the youngsters Google search through our nonsense tongue.gif

Yep 🤪 Actual strawberry generation. As you said, can't generalise a generation.

But back on topic, the dual key units actually pretty nice, I'm just slightly concerned about the narrow spaces for the smaller units. Looks cramped.

Yea I'm not too keen on the small bedrooms, but I guess it's a sacrifice for compact living 🤣 Ok la for singles on a budget or kids.

Agreed on the washroom placement, probably hard to get ventilation if placed elsewhere.

Velocity 2 potentially better for investment, with MRT link and near uni/hospital/mall...but lots of units so tough competition. It's also quite expensive so ROI might take time to reach sustainable level.

Duta Park Residences has bigger units so it's nicer for own stay, but traffic not great.

Duta Park surroundings nothing much except for school and housing area.

Sunway Velocity 2 literally on top of Sunway Velocity mall, which is a matured and happening mall.

For travel distance to KLCC both are about similar distance, just Duta Park is north-east of city centre, Sunway Velocity is south west.

They asked for city centre access mah, so I gave lor 🤣 not just the twin towers you know, KLCC is an area, presumably they work in that area since it's a lot of banks & insurance companies HQ/big branch and some government agencies like tabung haji and lembah getah
