So true. The moneyed areas already have options that are similar in price to many new launches but people still flock to these great pretenders. When Cheras or OKR is pricing themselves the same as MK without putting in the work to build a community then it’s just being silly.

The thing is many projects launched before Covid were pricing wannabe areas like Cyberjaya or busy parts of KV like they are at that level. It’s a big equity loss issue for many buyers.

I still wanna slap my family members that paid 800 psf in Sungai Buloh.

It takes time to redevelop an ulu area and genuine fomo from buyers to make an area happen. But suddenly all older parts of KV miraculously have land and now 50+ storey developments. The ulu areas have no chance unless they’re priced correctly.

I agree it was very strategic to tilt towards mainlander and it’s paid off. The thing is the local Chinese would also want in on the action so a big success in terms of their market demographic focus. Maybe not English Ed Chinese but there’s enough other areas to cater to them.

I’d say they were very successful for a long time if the rents could justify the 1200 psf price tag. And this was not an atas area by any stretch of the imagination.

They had family sized layouts in block A. Then reverted to these smaller and dual key types for subsequent blocks to cater to investors which is appropriate for this area to be fair.

Would think that this kind of pricey property from a premium developer would have very few lelongs? And if they did it would attract a bidding war no? It all hinges on if the property is overpriced for the area and Sunway is the price maker here is it not?
