KUALA LUMPUR: FCW Holdings Bhd entered into a joint venture (JV) with IJM Land Bhd to develop four parcels of land in Segambut, KL, into mixed residential and commercial property projects.

In an announcement yesterday, FCW said the JV company, 368 Segambut Sdn Bhd, would acquire the parcels measuring 671,334 sq ft for RM188 million.

The land is to be acquired from FCW’s two wholly-owned subsidiaries — FCW Industries Sdn Bhd and Federal Telecommunications Sdn Bhd.

The original cost of investment by the two companies in the land was RM90.8 million. FCW, an investment holding and management services company, is expected to register a gain of RM96.8 million based on a sales consideration of RM188 million. The proceeds will be used to redeem preference shares and for working capital.

The approved usage for three of the four parcels is for industrial development while the fourth is for the cultivation of coffee.

Since it is a related party transaction, FCW has to get shareholder approval for the land sale before it can be completed.

According to FCW, which is controlled by low-profile Tan Sri Robert Tan Hua Choon, the sale consideration of the parcels was arrived at after taking into account the original cost of investment and a report by a valuer that valued the land at RM280 psf.

FCW hogged the limelight last Tuesday when the stock hit limit-up to as high as RM1.22.

The unusual market activity prompted a query from Bursa Malaysia to which the company replied that it was in the process of entering into an agreement to develop the land parcels it owns in Segambut.

FCW’s stock has been under-performing the market and long-time investors view the potential land development as a catalyst for re-rating.

The counter closed unchanged at RM1.13 yesterday, giving FCW a market capitalisation of RM223.6 million.

Then it was kiara east.
Then OCR launched flexus.
Ecosky was introduced today.
Mahsing lakeville coming soon.
This land gonna come soon and matter of time, tan Chang land also would be developed.
Seems like this stretch of road is set to see big things coming up.
Oh yeah, I somehow forgot to insert magna punya boulevard

IJM Land has entered into a 50:50 joint venture with FCW Holdings Sdn Bhd to develop a 15-acre contiguous plot of land in Segambut for a proposed mixed development project located next to the Segambut KTM station. The project, 368 Residences, will be developed over four phases with a direct bridge linkage to the nearby KTM station.

Welcoming IJM to develop Segambut or Kepong area.
Just noticed that area along Jalan Kuching seems to be blooming good now with Flexus, Kiara East and EcoSky. Boulevard not in the same league. Just went to their showroom, so-so only. Sales person also quite rude. Good luck to Magna Prima.

For MP, their track record can say a lot.... IMHO, I will stay away...no point spend 500k there to 'keksim'. When they are priced cheaper and yet unable to sell... Someone gotta smell the rats.

Despite the tough market conditions, IJM Land plans to launch two eagerly awaited projects, namely Riana Dutamas Phase 1 and The Light Waterfront Phase 2, reported The Edge.

With a gross development value (GDV) of RM565 million, Riana Dutamas Phase 1 will consist of a 36-storey tower with 1,018 residential units, and five levels of parking space. The flats are offered in one-, two- and three-bedroom configurations, with selling prices starting from RM350,000.

Jointly developed by IJM Land and FCW Holdings Bhd, the entire Riana Dutamas project has an overall GDV of RM1.5 billion and total land area of 16.15 acres. The first phase of the freehold development is expected to be unveiled in the second half of this year (2H 2017).

“This is a good opportunity for homebuyers and investors to own a property in an upcoming location,” said IJM Land Managing Director Edward Chong. He pointed out that Riana Dutamas’ location in North Kiara is a plus point as it is near all major locations in Klang Valley like Dutamas, Mont’Kiara, Sri Hartamas and Kuala Lumpur City Centre (KLCC).

btw, doubt that the factories in front of the project will move out. So far, there is no sign of moving their inventories to clean up the section since the show room already gonna complete soon n some of the ground work at the site already started

Both the ERA and Riana Dutamas, I agree. Can't imagine what Jln Segambut will look like once those super dense projects are completed. Expect more jam during rush hour.

As for that Tan Chong land, I work at the stamping plant nearby and I can tell you that the plans fell through after the management found out that the ground composition at the Nissan assembly plant at Serendah is too soft to support our plant operation. That's why the plant wasn't relocated as a result. As for the Tan Chong assembly plant nearby, I think they have no plans to relocate to Serendah for the time being.

that one very small volume only... they can easily move it to serendah plant and co-assembly... they do have plans to redevelop the land... but based on their slow and steady mentality... it will be very long before they have something concrete... the redevelopment of the segambut land will also help to increase the standard of that area more.... maybe will only redevelop after current chairman's son took over... laugh.gif laugh.gif

til today, there is no global launch for Nissan cars in Malaysia.
whatever tan cheong got, its at least 6 mths to 1 yr old launched cars....

toyota and honda have direct representative involve in local operations... while nissan dont have... hence the slow in launching... very hard to let nissan understand situation in msia compared to toyota and honda which have rep they trust report directly to them....

Any further insights on this development?

Just made booking yesterday on the biggest unit. Plan to stay for own stay as wife working at KLCC and for me, I'm always changing jobs but it's always around KL/Selangor area so this development is like a center point to all potential offices location for me.

As a first time home buyer, i'm mainly worried as it is a serviced apartment on a commercial lot but as what I was told by SA, it's a residential unit on a commercial lot which will be protected under HDA, hence would not pose problems/risks such as increased quit rent, assessment tax, utilities (except for Syabas which will still fall under commercial lot rates but not really much difference compared to normal usage of condos).

Do give some insights of what you have in mind, keep the discussion open & clean smile.gif

True, if you don't mind the 25-30 mins frequency in between trains. But KTM's 'MyRailtime' app does help with the train timing details so that you can plan your journey accordingly.

Still, it would be nice if the transport ministry could do something to improve its frequency.

Well, Segambut and Kepong is a majority Chinese area, so no surprise there.

What you should be more concerned about is the type of people staying there. I recall an acquaintance of mine residing in Scenaria with her husband (both are from Batu Caves but decided to move there as it is closer to KL) and she didn't like the uncivilised nature of the Kepong residents staying there.

Not to say that all are like that. For me, I know of 2 who lived there and they're decent folk, but they're not born and raised there. One is originally from Ipoh and rented a house there, while the 2nd is a colleague of mine whose family moved there from Keningau, Sabah, many years ago.

Any updates? Went to showroom earlier for phase 2, looks promising even though facade is not the best. But depends on what you want, to me inside > outside. Phase 2 room sizes are quite good.
