Hi guys, need help on something-

Will RPGT incur on the gains from buying/selling REITs or Real Properties Companies?

Thanks.
*
YES if they are sold within 5 years of acquisition. NO if they have bought it >5 years ago.

I see. thanks for the explanation.

yup, the fastest way is to borrow first then reduced it by private placement.

what I heard now is that the  property markets are now a bit "soft",  maybe the management already identified some assets to be acquire  hmm.gif
*
'Soft' property market is the best time for REIT (underleveraged ones..) to pick up new properties for a song.. laugh.gif

This is a classic example of once bitten twice shy...

There is no problem with the asset, the reit you bought 9 months ago is exactly the same now, and i suspect the earnings would have higher as well. Why hoo rah and full of confidence then and pessimistic now?

There is no change in fundamentals of the asset but now having a big change in valuation then and now, and you made a mistake buying at the peak during the bull run of reits. Now the asset is beaten down and have cheaper valuation, wont this be the time you pick more instead?

During when everyone is optimistic on REITS should stay in the sidelines, and during the most distressed times, that is where true value can be found.

Read the templetons quote at the siggy, helps me over the toughest stock market times and have proven true again and again....

your fault! said 2.88, that's why it cannot stay there long enough for us to buy. You should said 2.44, then we got chance.  tongue.gif

General speaking, people perceived something going up known as safe investment , while going down known as risky .
*
For me it's the opposite... those which has went up above the fundamental values are the risky ones, those beaten down with cheap valuation is the safer bet (as long as fundamentals holds) with better margin of safety. wink.gif
