Hmm, I have the different thinking.

DPC has no more landed but only highrises and commercials, it also means the existing numbers of landed would not increasing thus the price would be much competitive as own stayers fill up in just a matter of time.

I  differentiate the highrises at DPC, the standard living here is different with most of the other medium end condos where 3 bedrooms were built into 900-1200 sq ft unit but DPC's similar sizes only has 2 bedrooms thus lower density and profile and lifestyle own occupants.

The more the commercials kicked in, it brings more activities and crowds to the DPC, hence, I feel that DPC's prime landed would reach another level above today's DPC.

I agree with bro Chris's opinion - commercials play an important role to boost up property value especially limited landed units. however price factor (affordability) also need to be considered as it is affecting the speed of appreciation.

Setia Eco Park is a nice township in fact nicer living environment than DPC however commercials factors not strong enough.

SEG (cyber) - living environment will be nicer than both DPC n SEP if executed properly as per master plan. plenty of commercials are in the pipeline however needs time to grow. there is some potential especially attracting the rich at south klang valley. with the price of 30-40% cheaper than DPC, I think its worth to bet on.

Boss, Setia Eco Park has a big and quite successful (despite only opened recently) Setia City Mall, a Tesco and the fairly big commercial shoplot areas (many nice seafood restaurants who originate from Klang, Kuala Selangor and the coastal areas). For commercial delivery, it is definitely above average. Tenby International School just after the toll into Setia Eco Park.

DPC no need to say the Waterfront is quite legendary and Arcadia will give it the big boost it needed.

For SEG, no detailed information on the commercial except for the conceptual mall that we see in the video. Wonder how come no hypermarket nearby Cyber or where is the nearest hypermarket now? Alamanda or is it Dengkil?

Setia Alam will be Subang jaya today. give it another 10 years. Got many options in terms of spending and lifestyle.

SEG - I know nothing about it except it is in Cyber.

DPC - dream place to live for some young and family peoples. It just that it's not cheap. But when they have money, they might want to move in.

I think cyberjaya as a whole will win the rest. Not individual g&g.

that's the beauty of investment as everyone has his own view n vision. I absolutely agree with you that not many commercials activities in SEG now. but, think about it again - if the currently launched commercials are completed n mature, how much a 2 storey link villa 26x95 will be?
not to forget that these commercials have been sold out n it's just a matter of time only to complete the construction.
that's why I think it's a good bet with respect to DPC as a bench mark.
note - there are so many ppl working in cyber but not staying in cyber. if they have all the amenities required, excellent living environment, hassle free traffic jam n lesser traveling time to /fro to office, why not consider staying there? job opp wise, I think MNC workers are more than SEP right?
