SEG has unfair advantage becoz newer than the rest

SA for SPS even said they will transfer their learning and experience in developing
Setia Eco Park to SEG

But in terms of capital appreciation no thing can beat DPC

u meant even investing DPC now still make better capital appreciation than others?

No lah, I meant capital appreciation from vp on absolute % and CAGR/Compounded annual Growth Rate

But why DPC now no more landed and all future launches are highrise? Spoil the premium landed only if so many condo

SEG also should keep it as landed only, why highrise? 1500 units of highrise is even more than the total 900 landed units

At the end of the day developers still "profit maximization" first

If you don't mind travelling, look at rawang anggun. I am contemplating the place now. DPC is too overcrowded and i don't like highrise in landed g&g.

WTF RM 600k+ G & G Landed? Best Appreciation!

Dpc safa vp less than 10yrs

My friend bought a link house at DPC at RM400k about 8-10 yrs ago (cant really remember the exact yr). That time he has no confident at that place and felt it was too expensive also. Bought it coz near to kl that time and for own stay.

Same story to cyberjaya g&g now.

Our philosophy is buy and hold. Now you think is expensive, come back again 5-10 years later and look at it again.

I think cyberjaya as a whole will win the rest. Not individual g&g.

Hmm, I have the different thinking.

DPC has no more landed but only highrises and commercials, it also means the existing numbers of landed would not increasing thus the price would be much competitive as own stayers fill up in just a matter of time.

I differentiate the highrises at DPC, the standard living here is different with most of the other medium end condos where 3 bedrooms were built into 900-1200 sq ft unit but DPC's similar sizes only has 2 bedrooms thus lower density and profile and lifestyle own occupants.

The more the commercials kicked in, it brings more activities and crowds to the DPC, hence, I feel that DPC's prime landed would reach another level above today's DPC.

I agree with bro Chris's opinion - commercials play an important role to boost up property value especially limited landed units. however price factor (affordability) also need to be considered as it is affecting the speed of appreciation.

Setia Eco Park is a nice township in fact nicer living environment than DPC however commercials factors not strong enough.

SEG (cyber) - living environment will be nicer than both DPC n SEP if executed properly as per master plan. plenty of commercials are in the pipeline however needs time to grow. there is some potential especially attracting the rich at south klang valley. with the price of 30-40% cheaper than DPC, I think its worth to bet on.
