I have been living in PJ my entire life. Currently staying at Jaya One The Residences and have been for a little over a year now. I must say staying here is quite convenient as it has many F&B outlets like Starbucks, The Bee and Go Noodle, a Post Office, a supermarket (Cold Storage) and other amenities like hair / waxing salons and a couple of banks. Every other weekend there's a bazaar and loads of food trucks are parked outside The School.
However, after moving in here I've had to add 15 minutes to my driving time to anywhere I need to go. It used to take me 15 minutes to get to Mont Kiara / Bangsar, now it takes me at least 30 minutes. This is because getting out of Jaya One and the surrounding area to a major highway (Federal Highway / Spring) takes about 15 minutes. And this is if there is NO traffic jam. Peak hour traffic jams especially after work are absolutely horrible. Plus it doesn't help when there are idiot drivers who park on the road outside Jaya One on Jalan Universiti blocking the traffic flow. Capella by Pacific Star is coming up across the street from Jaya One. I can foresee the traffic here becoming even worse. If you intend to buy and live in a property in this area I would strongly suggest you take a ride in your car during peak hours to have a taste of the shitty traffic you will have to face every day. All the small roads / inside roads are jammed up too.
Like Jaya One The Residences, PJ Midtown is also designated as commercial property. If you intend to live in one, be prepared to pay commercial rates for utilities and higher maintenance fees. Currently, this is what needs to be paid per month:
1) Service Charges & Sinking Fee (Maintenance Fee): RM870 (RM0.43 psf)
2) Electricity: approx. RM600 (for 1kWh to 200kWh RM0.435/kWh, For 201kWh to 200kWh RM0.509/kWh)
3) Water: approx. RM80 (RM2.71 per cubic metre)
4) Sewerage: RM8
5) Building Insurance (per year) :RM400
Currently the occupancy rate, I would think is about 30-40%. There are A LOT of unoccupied lots. Most of the tenants here are Local Chinese (families / students / working adults) and Foreign Expats with a sprinkling of foreign workers who work at the F&B outlets in Jaya One. I don't get any neighbours who throw rubbish out of their condos but there are jakun ppl who take shopping carts up to their floors and don't return them, ppl who leave access doors wide open, ppl who don't park in their designated parking lots, ppl who abuse the gym equipment, ppl who don't wipe themselves down after swimming and before entering lifts, and ppl who take their toy dogs out for a "walk" and don't pick up their poop.
I personally don't think paying over RM800 per sq ft for a pigeon hole and shitty traffic and roads (oh did I mention all the endless roadworks and potholes?) is worth it just to live in PJ. But if that's your prerogative, good luck.
