Frankly say I did market developer's project before (2003-2008), it was not easy for developer to sell during mkt down turn, buyer was extremely sensitive and careful, any project which was achieving <50% sales within 3 mths, rumor might spread around whether it would be another abandon project, developer's target (break even) is to hit 70% of total units.
I think we are bout to reach the end of a boom cycle, developer needs to fully maximize the current BBB mode and clear their stocks in the shortest possible time.
The recent SPS, Mah Sing projects are showing the same signs of anxiety to make the final kill.
The sales manager only cares his sales performance and show a great result to his/her top management.
Time is very crucial
