Yes, particularly in Johor where there are Country Garden, R&F Property and Greenland Group already & going to launch tens of thousands of units... Maybe good and maybe bad to buyers / investors - market won't be able to absorb the sudden increase in supply in such a big scale...

I think the situation is a bit different in Semenyih compared with Iskandar. Klang Valley is still the most populous area and there is scarcity of land in the town centre. So people move further to Semenyih, Kajang and Rawang where the land and properties are still relatively cheaper. These areas have strong growth potential in general. Further, the development in Semenyih are mostly landed if I'm not mistaken.

The landscape and the ID of the show units give me a vacation-feel rather than home feeling. But If talking about the bungalow layout, I find it too cramped to be a bungalow, rather I consider it as semi D equivalent.

Nevertheless the presence of CG will undoubtedly give the buyers more options in the Semenyih area and thus directly / indirectly intensify the competition to other developers there with township development. Healthy competition promotes creativity and quality delivery. Hope CG will do it even better in its 2nd phase development.

Just wondering is it spelt out somewhere that the rest is going to be managed by Mayland? The rest here means what? Maintenance?

It's a JV btw Country Garden and Mayland but driven mainly by CG.
