Club house is shared by limited houses (like The Glades @ Putra Heights), minimum requirement for me is 1000 units landed share normal facilities club house, or 2000 units share a "luxury" type of club house like Coutry Garden.

The key issue is number of membership.

G+G is good, but if residents are not cooperative and "continuing" paying the fees, it will be a nightmare. G+G is rather new to our country, less than 12 yrs, many G+G were built after 2008, it has yet to be tested on the "long run" maintenance of the common areas, I foresee many G+G tamans will hv major problems after 10-15 yrs, for those who are actively involved in condo / apt JMB knows wat I am trying to say, maintenance cost is low for BRAND NEW Taman / condo, but...., even with DMC, many condos also facing collection problems

i also drop my sp setia seh and option cg diam.

Reasons is the 1 design cg. 2 nearby seh u can buy fg bungalow at 400k. 3. Sp setia is mass production 4.new sp setia not equal old sp setia. 5. Cg die die also will buit first project good for buyer. 6. After invest in project gold jade and why not diamond.

my banana farm not far is seh...not far got bungalow selling 400k f&g.

new sp setia tak boleh pakai. It will be next proton. Only make cronie untung tapi investor tak untung i think. But not very sure will buy by al bukari. Will brankrap like albukary university or not?

Rinching and seh distance just like jade hill and country height.

Beranang also can consider next to seh. But very far from cg lo. If die die must compare.

Kg tanjung is walking distance to balai police semenyih.

Balai police is the town center wo.

Do you mean you make assumption smenyih town center is the tesco semenyih ? That area is brinching la brother.

You know jade hill just the river and ktm track separete country height. Distance just 50meter max

But die die must measure base on road. If use silk highway the distance is 6.5km and if use minlon sg besi highway distance is 12km. So how?

My post is regarding "far" not driving travel distance wo.

If use driving travel distance kl go to jakarta is more far than kl go to london.

I just went there check now. Those units that last time ( during SEH launching) now selling 5++k now. Must be the greedy agent asked owner to push up price after seeing SEH price.

regret no get one that facing tesco bungalow selling just 399k that time.
