Normally for FULL landed G+G, the calculation won't based on build up sf
only for those landed / town villa (landed) adjacent to highrise apartment will adopt he same method (based on sf)
In long run, it will be a heavy burden to all residents.
I personally dun like :-
Full landed G+G especially with club house facilities in "non prime" areas
Big club house with big swimming pool and a lot of facilities
Club house is shared by limited houses (like The Glades @ Putra Heights), minimum requirement for me is 1000 units landed share normal facilities club house, or 2000 units share a "luxury" type of club house like Coutry Garden.

The key issue is number of membership.

G+G is good, but if residents are not cooperative and "continuing" paying the fees, it will be a nightmare. G+G is rather new to our country, less than 12 yrs, many G+G were built after 2008, it has yet to be tested on the "long run" maintenance of the common areas, I foresee many G+G tamans will hv major problems after 10-15 yrs, for those who are actively involved in condo / apt JMB knows wat I am trying to say, maintenance cost is low for BRAND NEW Taman / condo, but...., even with DMC, many condos also facing collection problems

Dude, cg has put tight control for those dropped units. All dropped out units will follow latest revised price tag. So during official launch, you will see these units comes with new price which probably over 800k.

Everyone will have their own priority I presume, but items 6 & 7 for me are supporting elements that proves the dedication of the developer towards the buyers and building up the confidence that the project can be completed smoothly...

Township: SEH + SEH 2 + EM (> 2500 acres) vs CG + Tiara East + Clover homes
Security: Individual FnG (SEH) vs Strata GnG (CG)
Accessibility: Direct link to Lekas highway (SEH) vs Direct link to Jalan Broga then to Jalan Semenyih
After sales service: standard 24 months defect liability period as stated in SPA (SEH) vs ????? (CG)
Amenities: Since both of this townships are just about 2-3km away, most of them sharing the common amenities now. SEH is nearer to Tesco hypermarket and some eateries, while CG is closer to the Semenyih town which have quite substantial of banking facilities... 

 
Overall, I still think both SEH and CG are great township, together bringing prosper to the transformation of Semenyih...

Tikaram gor, now I really suspect you never been to the site of CG, or you been there without knowing the exact location... All the while the CG entrance is sharing the same one lane road entrance as Tiara East, and now they open up a road to connect to Jalan Broga and no need to share the entrance anymore, though even not tarred yet. I have even taken a picture of it, you can check back my previous post in this thread. This is the access road I presume CG residents will be using lah..

Taman Sri Anjung residents mostly using Jalan Sungai Sungai Lalang to commute one. That's the jalan heading to Nirwana one, very sempit one lane in one lane out jalan woh... Perhaps CG will open a jalan there as well, but you think most of the residents will use that jalan meh?     

After Lekas link completed, residents of SEH can even choose using this road go to Semenyih Central woh, which is center of Semenyih town loh..

ok , i chose rinching, set the maximum price at 500k, for semi D/bunglow, come out only 4 properties for sale, are those every old design houses with no fence/gated and guarded..

if according to your theory, then i think who buy jadehill also not very smart, because surrounding for jade hill like taman sutera,Taman Desa Karunmas...also can get cheap DSL at 400k or below...why wan buy jadehill?..

Taman desa karunmas, corner lot with land few months ago sell at 598k, very huge land....

Maybe still can nego nego to 580k, much more cheaper than jade hill semi D....so jade hill is bad buy....
